Belize at Cape Marco is a luxury Gulf-front high-rise at 970 Cape Marco Drive within the private, guard-gated Cape Marco community on southern Marco Island. Completed in 2004, Belize contains approximately 148 residences across 24 floors and belongs to Cape Marco's later generation of luxury condominium towers.
Belize is especially important to buyers who want substantially more interior space than is available in a conventional beachfront condominium. Recurring floor plans extend from approximately 2,680 square feet to approximately 3,844 square feet, while rare penthouse and upper-level residences can be dramatically larger and should be treated as a separate luxury category.
Belize provides one of the broadest collections of large condominium floor plans within Cape Marco. The building includes several recurring three-bedroom luxury-residence categories before moving into highly specialized penthouse properties.
For many buyers, this creates an alternative to maintaining a large waterfront single-family home. Belize can provide estate-scale living areas, multiple bedroom suites, large terraces, secure parking and extensive amenities while the condominium association manages the exterior building environment.
These floor-plan categories should not be blended indiscriminately when evaluating price per square foot. A 2,680-square-foot Belize residence and a 3,844-square-foot residence can serve different buyer needs despite sharing the same building.
Belize becomes especially distinctive in its upper-level and penthouse market. Documented penthouse properties can exceed the tower's conventional residence sizes substantially, with some upper-level configurations moving into true vertical-estate territory.
These homes should be valued separately from standard Belize residences. Scarcity, ceiling height, customized layouts, bedroom count, terrace design, floor elevation, private-elevator arrival, garage spaces and panoramic exposures can carry more importance than a building-wide average.
When Belize penthouse turnover is limited, the appropriate comparison set may include other Belize upper-level sales, Veracruz at Cape Marco and selected exceptional luxury condominiums elsewhere on Marco Island.
Private or semi-private elevator arrival is an important part of Belize's luxury character. Many residences provide direct access into an individual foyer rather than requiring owners to enter through a conventional shared residential corridor.
This configuration can make a large Belize residence feel more like a private home while retaining the controlled access, staffing and amenity advantages of high-rise condominium ownership.
Outdoor living is a major component of Belize. Large residences can provide a principal Gulf-facing terrace connected to the main living areas and primary suite, together with additional outdoor space serving guest suites or secondary exposures.
Buyers should compare actual terrace depth, usable furniture area, wind, privacy, shade, railing design and direct room access. Two residences with similar interior square footage can provide very different daily experiences when their outdoor configurations differ.
Belize's elevated Gulf-front position creates expansive coastal views. Depending on floor and residence line, the panorama may include the Gulf of Mexico, Marco Island's Crescent Beach, Caxambas Pass, Cape Romano, offshore islands and sunset skies.
Buyers should evaluate the actual view from the great room, primary suite, guest rooms and terraces rather than relying on a generic “Gulf view” description. Floor elevation and stack can materially change the relationship between the residence, beach, horizon and island.
Same-stack transactions can be particularly useful in Belize because they preserve much of the underlying floor plan and view orientation. Floor elevation can then be analyzed for differences in horizon, privacy, wind, beach visibility and overall panorama.
Higher elevation may create broader horizons, but it should not automatically be assumed to produce the same value premium for every buyer. Some owners prefer a stronger visual relationship with the beach and Gulf closer to the building's amenity level.
Belize offers an extensive amenity environment appropriate to its luxury positioning. Facilities associated with the building include Gulf-side pool and spa areas, fitness facilities, theater and social spaces, guest accommodations, billiards, bicycle storage and building services.
Amenity availability and procedures may change. Buyers should verify current facilities, guest-suite procedures, staffing and other rules directly through Belize management and the current condominium documents.
Belize owners also participate in the larger Cape Marco environment. Cape Marco provides controlled access together with beachfront, racquet, fitness, fishing and waterfront recreational facilities.
Buyers should distinguish facilities maintained by the Belize condominium association from those maintained by the Cape Marco master association when reviewing fees, reserves, insurance and other ownership obligations.
Secure under-building garage parking is an important component of Belize ownership, and larger luxury residences may convey more than one parking space. The exact parking configuration must still be verified for each unit.
Veracruz at Cape Marco is the most natural comparison for many Belize buyers. The two towers belong to Cape Marco's later luxury-development era and both provide large residences, extensive terraces and exceptional penthouse opportunities.
The better choice depends on the actual properties available. Compare floor-plan family, stack, floor elevation, Gulf panorama, bedroom arrangement, terrace configuration, parking, storage, renovation and condominium financial condition rather than selecting a building solely by reputation.
Cozumel at Cape Marco becomes relevant for buyers who want a substantial Gulf-front three-bedroom residence but may not require Belize's largest floor plans or newer construction generation.
Cozumel's recurring residences generally occupy a somewhat smaller size range. Belize becomes increasingly compelling when the buyer wants approximately 3,000 square feet or more, extensive private-elevator living, large terraces or a specialized penthouse property.
Earlier Cape Marco towers provide additional alternatives at progressively different residence sizes. Tampico emphasizes lower-density three-bedroom ownership, Monterrey provides a broad middle range of two- and three-bedroom residences, and Merida offers Cape Marco ownership in substantially more manageable floor plans.
This wide variation is exactly why one Cape Marco-wide average should not determine the value of an individual Belize residence.
Belize residences range from more original interiors to comprehensively renovated luxury homes. Renovation should be evaluated only after permanent real-estate characteristics such as floor plan, stack, floor elevation and Gulf exposure are aligned.
Buyers should review kitchens, baths, flooring, cabinetry, appliances and millwork together with windows, sliding doors, shutters, HVAC, electrical improvements and plumbing work. Applicable permits and condominium approvals should be confirmed for major renovations.
A Belize purchase involves both the individual Belize condominium association and the broader Cape Marco master community. Buyers should review current documentation for both rather than relying on historical listing descriptions.
An exceptional Gulf view and renovated interior do not eliminate exposure to building-level reserves, insurance, exterior restoration, balconies, elevators, roofs, garages, mechanical systems or future capital projects.
Belize should not be valued from a broad Marco Island condominium average. Even a Belize-wide average can become misleading when very large residences or penthouses enter the sales sample.

Adjust for floor elevation, Gulf panorama, terraces, parking, storage, impact protection and association condition before assigning premiums for renovation, furnishings and decorative finishes.
Penthouse sellers require an even narrower comparison because scarcity, customization and extraordinary living area make conventional Belize transactions less useful as direct valuation evidence.
