The Estates should not be valued through a general Marco Island average. A large direct-access residence on a substantial Caxambas-area homesite can compete in a very different market from a conventional quarter-acre canal property elsewhere on the island.

Water orientation, frontage, width of the view corridor, route to open water, lot dimensions and neighboring development frequently establish the property's competitive category before interior finishes are considered.

Coastal buyers should obtain property-specific flood and insurance information rather than relying on the experience of another Marco Island homeowner. Elevation, roof age, construction type, openings, storm protection, replacement cost and prior improvements can affect underwriting.

Buyers should compare Estates properties by the features that cannot easily be changed: homesite, waterfront position, view, boating route and lot size. Sellers should likewise price against the homes a serious buyer would actually compare rather than using a broad Marco Island average.
