Ponza's predominantly one-story format is particularly attractive to buyers seeking substantial living area without depending on stairs or a private elevator. Primary suites, guest rooms, kitchens and pool areas can remain on one level.

Private Pools and Three-Car Garages

Private pools, spas, screened lanais, outdoor kitchens and covered seating are common. Three-car garages provide additional vehicle, golf-cart or storage flexibility compared with many other Colony neighborhoods.

Newer Construction Due Diligence

Although Ponza is newer, every property still requires inspection of roof, impact openings, HVAC, plumbing, electrical systems, pool equipment and any generator. Buyers should not equate a newer construction year with identical condition.

2026 Market Context

A 2026 sale of an approximately 3,674-square-foot residence provides useful evidence for the Villa Serena-size segment, but Ponza's 13-home inventory means turnover remains thin. Smaller Ventalo and Toscana plans and larger Mirabella homes should be adjusted according to size, privacy, pool design, improvements and systems.
