The Colony at Pelican Landing Real Estate Market Report

The Colony at Pelican Landing Market Report provides live MLS information for current luxury properties for sale and recent closed transactions throughout this gated Bonita Springs community. The Colony contains high-rise condominiums, mid- and low-rise residences, coach homes, villas and custom estate homes, so the most useful market analysis begins by separating those very different property types before relying on a community-wide average.

How to Read The Colony Market Report

The live RealGeeks tables below provide changing MLS information such as active asking prices, recent closed prices, living area, price per square foot and days on market. These figures are valuable for understanding current competition, but The Colony's broad averages should not be treated as the value of an individual residence.

A Gulf-oriented penthouse in a luxury tower, a new Infinity residence, a Merano coach home and a Tuscany Isle custom estate can all appear in the same Colony report while belonging to fundamentally different competitive markets.

Active Properties

Current inventory shows the choices available to buyers today. Asking prices reflect seller positioning rather than completed market value.

Recent Sales

Closed transactions provide stronger valuation evidence when building or neighborhood, property type, size, condition and view are genuinely comparable.

Price Per Square Foot

Price per square foot can help within a closely matched building or property group but should not be used across high-rises, villas and custom estates indiscriminately.

Days on Market

Marketing time should be interpreted together with original price, reductions, property category, view, condition and current luxury competition.

The Colony Is Several Luxury Real Estate Markets

The Colony currently offers 19 residential choices across four broad categories. Each requires a different comparable-sale strategy.

Luxury High-Rises

Compare tower, floor, stack, terrace, Gulf and Estero Bay visibility, garage, storage, renovation and association condition.

Mid & Low-Rise Condos

Compare floor level, building position, elevator, garage, lanai, golf or water view and association obligations.

Villas & Coach Homes

Compare exact ownership structure, private entrance, garage, pool, golf or lake setting and maintenance responsibilities.

Estate Homes

Compare homesite, architecture, living area, private pool, garage, roof, storm protection and renovation.

The Colony Luxury High-Rise Market

High-rise residences are one of The Colony's defining luxury categories. Altaira, Florencia, La Scala, Navona, Palermo, Sorrento and Treviso represent established towers, while Infinity introduces a newer generation of contemporary high-rise construction.

Building name alone is not enough to establish value. Residences within the same tower can differ materially according to floor, stack, western or eastern orientation, terrace configuration, parking, storage, renovation and the amount of Estero Bay or Gulf visibility.

Building Begin with recent sales in the same tower whenever meaningful comparable transactions are available.
Floor Elevation influences view breadth, privacy, horizon visibility and the relationship to nearby buildings.
Stack Residence orientation can materially change water views, natural light and sunrise or sunset exposure.
Terrace Compare size, depth, screening, wind exposure, shade and usable outdoor-living area.
Garage Confirm deeded or assigned parking rights and whether the residence includes a private garage.
Storage Private storage location and size should be confirmed for the exact condominium.
Renovation Compare kitchens, baths, flooring, lighting, automation, mechanical systems and storm protection.
Association Review reserves, insurance, assessments and scheduled capital projects tower by tower.

Infinity at The Colony Requires a Newer-Construction Comparison

Infinity represents the newest generation of luxury high-rise living within The Colony and should not automatically be valued from older tower sales solely because they share a similar floor height or water orientation.

Contemporary construction, private elevator entry, expansive terraces, modern amenities, large floor plans and private garage arrangements can position Infinity differently from established Colony inventory.

Buyers should compare the exact residence plan, floor, stack, Gulf or Estero Bay orientation, developer or owner upgrades, terrace, parking, storage and current same-building sales.

Newer construction also shifts due diligence toward warranties, turnover documents, association budgeting, developer-control transition and completion status for the specific residence.

Penthouses and Premium High-Floor Residences

Penthouse and premium upper-floor properties deserve their own comparison whenever possible. Their floor plans, ceiling heights, terrace dimensions, garages, storage and panoramic views may be substantially different from standard residences in the same tower.

A penthouse should therefore not automatically be valued by applying the building's average price per square foot. Same-building premium floor sales, then comparable premium residences in competing Colony towers, normally provide more meaningful evidence.

Gulf of Mexico and Estero Bay View Analysis

The Colony's western location creates some of Southwest Florida's strongest elevated coastal views, but the phrase “Gulf view” can describe very different sightlines.

Direct Estero Bay View Open-bay visibility can provide water, boating, mangrove-island and sunset scenery.
Gulf Horizon Higher floors may gain increasingly broad long-range visibility toward the Gulf of Mexico.
Preserve Foreground Protected vegetation can add natural depth between the building and distant coastal water.
Golf & Water Combination Some orientations combine golf, lakes, preserve and distant water into a layered panoramic view.

Buyers should inspect the actual view from the great room, primary suite and terrace rather than relying solely on the listing's view category.

Castella, Cielo and Terzetto

Castella, Cielo and Terzetto provide lower-density alternatives to The Colony's high-rise towers. Their residents may still enjoy large floor plans, garages, lanais and golf, lake or preserve views, but the competitive framework differs from a high-rise condominium.

Buyers should compare floor level, elevator access, residence position, garage configuration, lanai orientation, community pool, building age and association finances.

These communities should usually be compared first with their own recent transactions before expanding to another lower-density Colony condominium.

Addison Place, Merano, Las Palmas and Villa Trevi

The Colony's villa and coach-home market includes several very different ownership experiences. Architectural appearance alone does not establish whether a residence has condominium or single-family ownership or which maintenance responsibilities belong to the owner.

Buyers should verify roof, exterior walls, windows, doors, landscaping, driveway, pool, insurance and structural responsibilities for the exact neighborhood.

Villa and coach-home rule: compare ownership structure and maintenance obligations before comparing advertised fees or price per square foot.

Bellagio, Messina, Ponza and Tuscany Isle Estate Homes

The Colony's detached-home market includes four particularly distinctive luxury neighborhoods: Bellagio, Messina, Ponza and Tuscany Isle.

These properties should generally be analyzed as individual luxury homes rather than through overall Colony averages. Homesite, lot size, golf or lake exposure, architecture, construction generation and renovation can create large differences among residences.

Homesite Compare lake, golf, preserve, cul-de-sac and neighboring-home relationships.
Architecture Consider custom design, ceiling volume, room proportions and indoor-outdoor connection.
Living Area Compare similar usable interior space and functional floor-plan arrangements.
Pool & Spa Review size, finish, heating, automation, decking and screen enclosure.
Outdoor Living Covered lanais, kitchens, fireplaces and sheltered seating can materially influence value.
Garage Large garages, storage and golf-cart space can differentiate custom estates.
Roof & Storm Protection Review roof age, impact products, shutters, screens and installation documentation.
Major Systems HVAC, generator, plumbing, electrical and pool equipment should be considered with cosmetic renovation.

The Colony Bay Club Is a Resident Amenity

The Colony Bay Club is one of the community's most distinctive residential amenities. Located directly on Estero Bay, it provides a waterfront dining and social setting associated with Colony residential ownership.

The Bay Club should not be confused with The Colony Golf & Country Club clubhouse. They are separate facilities serving different ownership and membership structures.

This distinction matters for buyers because Colony residents can enjoy the Bay Club and applicable Pelican Landing residential amenities without assuming that private golf membership is automatically included with the property.

Private Pelican Landing Beach Park

Colony ownership also provides access to applicable Pelican Landing residential amenities, including the private beach park on Big Hickory Island reached by community boat transportation across Estero Bay.

The beach lifestyle adds meaningful value to The Colony's luxury positioning because residents can combine private-community living, coastal recreation and Gulf access without purchasing a directly Gulf-front condominium.

Shuttle schedules, operating procedures, guest policies and amenity rules should be verified through current community information.

The Colony Golf & Country Club Membership

The Colony Golf & Country Club is a separate private member-owned Club located inside The Colony. Private golf membership is optional and is not automatically bundled with the purchase of every Colony residence.

Buyers who consider golf essential should independently verify current membership categories, availability, waiting procedures, joining requirements, annual obligations, privileges and application procedures directly with the Club.

Residential Ownership Provides Colony and applicable Pelican Landing residential privileges.
Bay Club Resident waterfront dining and social amenity on Estero Bay.
Private Golf Club Separate optional membership with its own golf, dining, racquet, fitness and wellness facilities.
Golf-buyer reminder: Never assume that purchasing a Colony property creates immediate golf privileges. Verify current membership availability and terms directly with The Colony Golf & Country Club before making a real-estate purchase dependent upon golf access.

Understand the Four Ownership Layers

The Colony has several separate organizations and expense structures. Buyers should identify each rather than treating one advertised fee as the complete cost of ownership.

The Colony Foundation Colony-specific residential community and amenity responsibilities.
Pelican Landing Broader community amenities and applicable residential association obligations.
Building / Neighborhood Individual condominium, villa or estate-neighborhood budget, rules and maintenance obligations.
Golf Club Separate optional private membership and Club-related expenses.

Luxury Condominium Due Diligence

A Colony high-rise or mid-rise purchase requires analysis beyond the individual residence. Buyers should review current condominium documents, financial statements, reserves, insurance, assessments, planned capital projects and maintenance history for the exact building.

Structural inspections, reserve requirements, major exterior work, roofing, waterproofing, elevators, windows, common mechanical equipment and storm-related projects can influence both current ownership expense and resale demand.

Buyers should also confirm rental policies, pets, guests, vehicles, parking, storage and renovation procedures before purchase.

Insurance and Hurricane Protection

Condominium buyers should understand the boundary between the association master insurance policy and the coverage required for the individual residence.

Impact-resistant glazing, shutters, electric storm screens and other protection should be verified for the exact unit rather than inferred from the building's age.

Detached-home buyers should separately evaluate homeowner, wind and flood coverage together with roof, openings, elevation, generator and replacement cost.

How to Value a Colony Property

The strongest Colony valuation starts with the property type a likely buyer would genuinely consider as an alternative.

1 Property Type
2 Building or Neighborhood
3 Floor / Stack or Homesite
4 Gulf, Bay, Golf, Lake or Preserve View
5 Living Area & Floor Plan
6 Terrace, Lanai or Pool
7 Garage & Storage
8 Construction Generation
9 Storm Protection & Major Systems
10 Renovation & Upgrades
11 Association Financial Condition
12 Relevant Recent Comparable Sales

This is why a broad Colony average can be mathematically accurate but still provide poor guidance for a particular property. Infinity, Treviso, Addison Place and Tuscany Isle should not be valued from the same comparable-sale group merely because they share The Colony name.

What Colony Buyers Should Compare

Buyers should begin with the live MLS report below and immediately separate the results by property type.

High-rise buyers should concentrate on tower, floor, stack, water view, terrace, parking, storage and association condition. Villa and coach-home buyers should focus on ownership form, maintenance obligations, garage, pool and golf or lake setting. Estate-home buyers should emphasize homesite, architecture, pool, garage, systems and renovation.

Buyers who consider private golf essential should verify Golf Club membership independently. Buyers who prioritize coastal amenities should separately understand Bay Club and Pelican Landing residential privileges.

Selling a Colony Luxury Property

Colony sellers should position their property against its true competitive set rather than the broad development average.

High-rise marketing should clearly identify building, floor, stack, Gulf and Estero Bay visibility, terrace, garage, storage and renovation. Estate-home marketing should document homesite, lot size, architecture, pool, garage, roof, storm protection and major improvements.

Sellers of newer Infinity residences should emphasize construction generation, floor plan, view, garage configuration, modern amenities and upgrades while using same-building transactions whenever possible.

The Colony Property-Specific Market Analysis

Schulz Realty can help buyers and sellers interpret The Colony market beyond the blended averages shown in the live MLS report. A property-specific analysis can account for tower or neighborhood, property type, floor or homesite, Gulf or Estero Bay view, golf and lake exposure, terrace or pool, garage, storage, construction generation, renovation, association obligations and the strongest recent comparable transactions.

Current Colony Listings and Recent Sales

Review the live RealGeeks market-report tables below for current Colony properties for sale and recent closed transactions. Inventory, asking prices, closed prices, price per square foot and days on market change as new MLS activity is reported.

Before applying the report's overall average, identify whether each underlying property is a high-rise residence, mid-rise condominium, coach home, villa or detached estate. Then compare the building or neighborhood and property-specific characteristics.

Property availability, MLS status, building and neighborhood association fees, reserves, structural reports, insurance, assessments, maintenance responsibilities, rental provisions, parking, storage, Colony Foundation obligations, Pelican Landing amenities, Bay Club privileges, private Golf Club membership categories, membership availability, waiting procedures, joining requirements, dues and individual property features can change. Buyers and sellers should independently verify material property, association, community and Club information before making a real-estate decision.
