Bonita Bay Market Report Listings • Sales • Market Activity Vistas at Bonita Bay is an established luxury high-rise condominium building at 4751 Bonita Bay Boulevard in Bonita Springs. Completed in 1998, Vistas contains 98 residences in a 24-story tower and offers panoramic combinations of Estero Bay, Gulf of Mexico, golf-course, lake and preserve views.
Vistas differs from several of Bonita Bay's newer towers by offering a broad range of residence sizes within one building. Standard floor plans range from approximately 2,245 to 2,616 square feet under air, while the two penthouse residences are approximately 3,828 square feet.
98 Residences in a 24-Story Tower
Vistas contains approximately five residences on a standard residential floor, creating five distinct stack positions with different combinations of orientation, outdoor space and view.
The penthouse level is fundamentally different, with only two substantially larger residences. Penthouse transactions should therefore remain separate from standard Vistas comparable sales whenever possible.
Vistas Floor Plans
Residence One & Four
Approximately 2,616 square feet under air with three bedrooms plus den, three bathrooms and about 415 square feet of terrace space.
Residence Two & Three
Approximately 2,519 square feet under air with two bedrooms plus den, three bathrooms and about 402 square feet of terrace space.
Residence Five
Approximately 2,245 square feet under air with two bedrooms plus den, three bathrooms and approximately 355 square feet of terrace space.
Penthouses
Approximately 3,828 square feet under air with substantially larger interiors, three-bedroom-plus-den original layouts and approximately 454 square feet of terraces.
Resale properties may have been redesigned, so room count and use can vary. Dens are frequently used as offices, libraries or additional sleeping areas, and renovated residences may no longer match the original builder configuration exactly.
Gulf, Estero Bay & Golf Views
Vistas' position near the northern end of Bonita Bay's high-rise corridor gives residences a broad range of view orientations. Western and southwestern positions can capture Estero Bay and Gulf horizons, while other exposures emphasize golf courses, lakes and preserved landscapes.
Higher floors generally extend sightlines beyond vegetation and neighboring features, but floor height should never be considered by itself. Stack, corner position, terrace orientation and the view from the principal living areas can be equally important.
Multiple Terraces & Outdoor Living
Vistas residences offer more outdoor living than a single conventional balcony. Standard plans provide approximately 355 to 415 square feet of combined terrace area, while penthouses provide still more.
Current resale inventory demonstrates screened lanais, wraparound outdoor areas and separate bedroom terraces depending on the residence.
Buyers should compare orientation, screen and shutter systems, flooring, usable depth, furniture capacity, privacy and storm protection rather than using indoor square footage alone.
Parking & Storage
Current Vistas resale properties commonly include two under-building parking positions along with separate storage. Parking location can matter, particularly when spaces are close to the elevator lobby.
Buyers should verify the exact parking spaces, legal designation, storage location, storage climate control and current EV-charging provisions for the individual residence rather than assuming every unit has identical rights.
Vistas valuation sequence: floor plan → stack → floor → Gulf/Estero Bay/golf view → terrace configuration → parking → storage → renovation → storm protection → association condition → comparable Vistas sales.
Vistas Building Amenities
Vistas provides its own private amenity program in addition to the broader Bonita Bay resident amenities.
Current building and resale information identifies a resort-style pool and spa, outdoor bar and grilling area, fitness center, updated social and card rooms, two guest suites, workshop space and on-site management.
Current listings also reference infrared saunas in the locker areas and recently refreshed common spaces. Buyers should verify the present condition, hours and procedures for all amenities directly through the condominium association.
1998 Construction & High-Rise Due Diligence
Vistas' construction era makes building history and capital planning especially important. A well-maintained established tower can offer substantial value, but buyers should not assume that the age of an individual interior renovation tells the full story.
Review the condominium declaration, bylaws, operating budget, reserve funding, insurance, engineering reports, recent meeting minutes, completed projects, proposed capital expenditures and any approved or contemplated assessments.
High-rise due diligence should include elevators, exterior walls and glazing, roof systems, terraces, garage structure, pool equipment, common mechanical systems, fire-safety systems and storm-protection responsibilities.
Storm Protection & Renovation
Vistas was completed before the newest generations of Florida coastal construction, so residence-specific storm protection deserves careful attention.
Current resale properties show various combinations of hurricane shutters, updated sliding doors and other improvements. Buyers should verify the exact windows, sliders and protective systems in the residence rather than assuming the entire tower has one uniform specification.
Interior renovation should also be separated from major mechanical condition. Kitchen, bathroom, flooring and millwork improvements influence presentation, while HVAC, water heating, plumbing, electrical systems and storm protection can have greater long-term cost implications.
Vistas Penthouses
The two Vistas penthouses form their own luxury submarket. At approximately 3,828 square feet under air, the penthouses are substantially larger than the standard residences and combine upper-floor privacy with multiple outdoor areas and panoramic coastal views.
Penthouse valuation should begin with other Vistas penthouse transactions whenever available. A standard 2,519- or 2,616-square-foot residence should not be used without significant adjustments merely because it is located in the same building.
Comparing Vistas With Horizons
Horizons at Bonita Bay is one of the most logical established-tower comparisons.
Horizons generally contains fewer residences and larger standard floor plans, while Vistas provides a broader range from approximately 2,245-square-foot residences through 3,828-square-foot penthouses.
Same-building comparable sales should remain the first choice before expanding a Vistas valuation to Horizons.
Comparing Vistas With Newer Bonita Bay Towers
Buyers may also compare Vistas with Azure , Esperia South , Tavira , Seaglass and Omega .
Construction generation, residence size, building density, private-elevator arrangements, terrace design, parking, amenities and association condition differ substantially among these towers and should be adjusted before comparing sale prices.
Bonita Bay Community Association
Purchasing a Vistas condominium automatically makes the owner a member of the Bonita Bay Community Association, the master association responsible for community-wide roads, common areas, lakes, storm-water systems, parks and resident recreational amenities.
Community Association membership is part of property ownership. Private Bonita Bay Club membership and marina arrangements are separate.
Bonita Bay Private Gulf-Front Beach
Bonita Bay residents have access to the Community Association's private Gulf-front beach facility on Hickory Boulevard.
The rebuilt private beach includes resident parking, shuttle service, chairs and lounges, umbrellas, showers, restrooms, grilling facilities and interior spaces.
Vistas itself is not a beachfront condominium tower. Its western views extend across the coastal environment and Estero Bay toward Gulf horizons, while the private beach is a separate resident amenity.
Bonita Bay Club Membership Is Separate
Purchasing a Vistas condominium does not automatically convey membership in the private Bonita Bay Club.
Buyers who want golf or expanded sporting and Club privileges should verify current membership categories, availability, initiation requirements, dues, waiting conditions and privileges directly through the Club before making a real-estate purchase dependent upon membership.
Bonita Bay Marina & Boating
Bonita Bay Marina is a separate resident-oriented boating facility on the Imperial River with direct access toward Estero Bay and the Gulf of Mexico.
Current Community Association information identifies wet slips, dry storage, fueling, launching and related marina services, with additional fees applying.
Vistas condominium ownership should not be represented as automatically conveying a particular marina slip or dry-storage space.
What Determines Vistas Condo Value?
Vistas should not be valued using one average price per square foot. A 2,245-square-foot Residence Five, 2,616-square-foot Residence One or Four and 3,828-square-foot penthouse represent different products.
The strongest valuation begins with the correct floor plan and stack, followed by adjustments for floor level, Gulf and Estero Bay exposure, golf and lake views, terrace configuration, parking, storage, renovation, furnishings, storm protection and building financial condition.
Permanent characteristics such as stack, floor and view generally deserve greater weight than decorative finishes that can be changed after purchase.
Vistas Condos for Sale
With only 98 residences divided among five standard floor-plan positions and two penthouses, exact replacements can be scarce.
Buyers searching for a high-floor western residence, renovated 2,616-square-foot plan, penthouse, premium parking positions or a specific Gulf-and-bay exposure should compare each listing within the correct Vistas submarket.
