Market Report Listings • Pending • Recent Sales Seaglass at Bonita Bay is a newer-generation luxury high-rise condominium at 4971 Bonita Bay Boulevard in Bonita Springs. Completed in 2018, the 26-story tower contains approximately 120 residences and combines private elevator entry, large open floor plans, expansive terraces and panoramic views toward Estero Bay, the Gulf of Mexico, golf courses and preserved landscapes.
Seaglass should be valued as an individual luxury building rather than through a broad Bonita Bay condominium average. Floor plan, stack, floor, water exposure, terrace, parking, storage and renovation can create substantial value differences even between residences with the same bedroom count.
Seaglass Residences & Floor Plans
Seaglass residences are substantially larger than conventional condominium units. Current and recent sales demonstrate floor plans from roughly the upper-2,000-square-foot range through more than 3,400 square feet of air-conditioned living area, while penthouse residences can exceed 4,500 square feet.
Three-bedroom-plus-den configurations are common in the tower, with ensuite guest rooms, large primary suites, open kitchens and living areas designed to connect directly with expansive terraces.
Interior layouts can provide approximately 2,700 to 3,100-plus square feet with private elevator entry, three bedrooms, den, multiple baths and large western outdoor living.
Larger end units can exceed 3,400 square feet and add greater exterior glass, multiple exposures and broader combinations of Gulf, bay, golf and preserve views.
Ensuite guest bedrooms and separate eastern balconies can create privacy that is particularly useful for seasonal owners entertaining family and visitors.
Private elevator foyers create a more residential arrival experience than conventional high-rise corridors and should be included when comparing competing buildings.
Gulf, Estero Bay, Golf & Preserve Views
Seaglass is not a direct Gulf-front condominium. Its western outlook extends across Bonita Bay's preserved landscape and Estero Bay toward the Gulf horizon.
That distinction matters for accurate SEO and valuation. A panoramic Gulf-horizon and Estero Bay view from a high floor should not be described as direct beachfront ownership.
Western-facing residences can capture Estero Bay, Gulf horizons and dramatic Southwest Florida sunsets.
Depending on stack and floor, residences may also capture views across Bonita Bay's golf landscape.
Preserved land helps create separation between the tower and surrounding development and contributes to the building's open sight lines.
A higher floor does not automatically create the better residence. Stack orientation determines the actual view from the great room, primary suite and terrace.
Large Terraces & Outdoor Living
Outdoor living is a major component of Seaglass value. Large western terraces can accommodate dining and lounge areas while capturing long-distance water views and sunsets.
Individual residences may include built-in gas grills, glass railings, screens and electric storm shutters. Those features should be verified for the exact unit rather than assumed throughout the building.
Seaglass Penthouse Residences
Seaglass penthouses belong in a separate valuation category from standard tower residences. Recent penthouse transactions demonstrate approximately 4,500-plus square feet of interior living area, four-bedroom-plus-den configurations, expansive outdoor areas and unusually large private-garage arrangements.
When sufficient penthouse transactions exist, they should be compared first with other Seaglass penthouses rather than lower-floor residences solely because both are in the same building.
If same-building penthouse sales are insufficient, carefully selected Omega, Tavira or other estate-scale Bonita Bay tower residences may provide secondary context after appropriate adjustments.
Parking, Private Garages & Storage
Parking rights should be verified unit by unit. Standard Seaglass residences can include multiple assigned parking spaces and private storage, while select residences and penthouses may have private enclosed garage arrangements.
A private two- or multi-car enclosed garage is not equivalent to assigned garage parking and can materially affect desirability and value.
Storage location, climate control, parking level, EV capability and exact deeded or assigned rights should be confirmed through condominium documents and title information.
Seaglass Building Amenities
Seaglass provides a building-specific amenity environment distinct from the broader Bonita Bay Community Association and the separate private Bonita Bay Club.
Residents have access to a resort-style private pool and spa environment associated with the tower.
Building fitness facilities allow residents to exercise without relying on a separate private Club membership.
Resident gathering areas include entertainment, theater and social spaces intended specifically for Seaglass owners and guests.
Guest accommodations provide an alternative when a residence does not have sufficient bedroom space for visiting family and friends.
The elevated resident terrace provides additional outdoor gathering space and long-distance views.
Reception and building staff contribute to Seaglass's service-oriented high-rise ownership experience.
Seaglass Condominium Due Diligence
High-rise buyers should analyze the condominium association independently from the interior finishes of the residence.
Review current operating budgets, reserve funding, reserve studies and the association's long-term capital planning.
Understand master insurance, deductibles, owner responsibility and any changes affecting high-rise coverage.
Review elevators, exterior glazing, terraces, roof systems, pool equipment, mechanical systems, garage areas and any planned projects.
Confirm current, approved or contemplated assessments directly from association documents rather than relying on older listing remarks.
Verify minimum lease periods, frequency, application requirements and current association restrictions before purchasing for seasonal or investment use.
Confirm current number, size and approval provisions through the condominium governing documents.
Original vs. Customized Seaglass Residences
Although Seaglass is relatively new, significant customization has already occurred in the resale market. Flooring, kitchens, lighting, fireplaces, millwork, wine storage, built-ins, window treatments and terrace improvements can create meaningful differences among otherwise similar floor plans.
Cosmetic improvements should nevertheless be separated from major systems and building condition. HVAC equipment, water heaters, storm protection, appliances and association infrastructure should be reviewed independently.
Bonita Bay Community Association Amenities
Purchasing a Seaglass condominium makes the owner part of the broader Bonita Bay Community Association.
Community Association amenities include community parks, extensive walking and biking trails and the private Gulf-front beach facility.
These residential amenities are separate from private Bonita Bay Club golf and sports privileges and separate from individual Bonita Bay Marina arrangements.
Bonita Bay Private Gulf Beach
Bonita Bay property owners have access to the Community Association's private Gulf-front beach facility on Bonita Beach under current resident rules and procedures.
This does not make Seaglass a beachfront condominium. The tower is located inside Bonita Bay and offers elevated water and Gulf-horizon views, while the resident beach facility is located separately on the Gulf.
Bonita Bay Club Golf Is Separate
Private golf and many Club sports, fitness, spa and dining privileges are provided through the separate Bonita Bay Club.
The Club operates five private golf courses: three Arthur Hills designs at the Bonita Springs campus and two Tom Fazio courses at the Naples campus.
Buyers whose purchase depends on private golf should verify current membership categories, availability, joining obligations, dues, privileges and any waiting conditions directly with Bonita Bay Club.
Bonita Bay Marina
Bonita Bay's full-service marina is another separate component of the community. Wet slips, dry storage, fuel and other boating services are subject to current availability, operating rules and additional charges.
A Seaglass condominium purchase should therefore not be represented as automatically conveying a particular boat slip or storage space.
How to Value a Seaglass Condo
Same-building Seaglass transactions should normally provide the strongest comparable evidence.
A 2,700-square-foot interior residence should not automatically be valued against a 3,400-square-foot end residence or a 4,500-plus-square-foot penthouse merely because each is located at Seaglass.
When same-building sales are insufficient, the comparison should expand carefully to other Bonita Bay luxury towers whose buyers overlap by price range, residence size, construction generation, view, terrace, garage and service level.
Selling a Seaglass Residence
Seaglass sellers should identify the floor plan, stack and view before relying on a broad price-per-square-foot calculation.
Marketing should establish floor level, Gulf and Estero Bay exposure, terrace configuration, private elevator entry, parking or enclosed-garage rights, storage and building amenities before emphasizing interior decoration.
Meaningful customization, appliance upgrades, storm shutters, automated shades, built-ins, flooring, kitchen improvements and other upgrades should be documented whenever possible.
Compare Luxury High-Rises Similar to Seaglass
These buildings are selected because they overlap Seaglass through price, residence size, construction generation, private-elevator living, large terraces, panoramic water views and Bonita Bay high-rise buyer demand.
These are buyer-market comparisons rather than automatic appraisal comparables. A recent Seaglass sale of the same floor plan and similar stack should normally carry more valuation weight than an outside-building transaction selected only because the final price was similar.
Seaglass & Bonita Bay Market Activity
Seaglass inventory changes continuously and can vary significantly between standard residences, end units and penthouses.
Use the Bonita Bay Market Report for changing active, pending and closed-sale activity, then narrow the analysis back to Seaglass before using broader high-rise sales for valuation.
