Buyers should verify which party is responsible for roofing, exterior painting, landscaping, irrigation, structural components, insurance, pool maintenance and other property elements rather than assuming these responsibilities from the word villa.

Comparable-sale analysis should therefore consider both the physical residence and the ownership structure. A smaller villa with extensive included maintenance cannot be compared solely by price per square foot with a detached residence whose owner maintains every exterior component independently.
