The live MLS tables below show changing asking prices, recent closed prices, living area, price per square foot and days on market across numerous Southwest Florida golf-oriented communities. Those numbers are useful only when the underlying property type and community are understood.

A custom estate in Grey Oaks, a waterfront residence in Miromar Lakes, a Tiburon coach home and a bundled-golf condominium can all appear in the broader golf market while competing for very different buyers.

Active Inventory

Active listings show today's competition, but asking prices represent seller positioning rather than completed market value.

Recent Sales

Closed transactions become most meaningful after narrowing them to the same development, neighborhood and property type.

Price Per Square Foot

Use price per square foot only within a closely matched property group. It is not a substitute for homesite, building, view, membership or condition analysis.

Choose the Golf Community Before Comparing the House

The development is generally the first meaningful filter in Southwest Florida golf real estate. Community location, club structure, amenities, membership opportunities and residential character can affect buyer demand before the individual residence is considered.

A buyer interested in a private low-density estate club may not view a bundled-golf condominium as an alternative even if the two properties share a similar asking price.

Large homes in Grey Oaks, Mediterra, Quail West, Talis Park, Miromar Lakes and other luxury communities can differ substantially in architecture, lot size, golf or waterfront position, construction generation, guest accommodations, garage capacity and outdoor living.

Neighborhood Begin with the same enclave whenever direct comparable sales are available.

Golf Course Views Are Not One Uniform Premium

A property described simply as having a golf view may overlook a tee, fairway, landing area, green, cart path or a combination of golf and water.

Buyers should consider distance from active play, golfer traffic, cart-path location, ball exposure, landscaping and the amount of the view visible from the principal living spaces and lanai.

A lake between the residence and the golf course can create additional separation and visual depth, while preserve vegetation may produce greater privacy.

Golf Communities With Waterfront and Coastal Lifestyles

Several Southwest Florida communities combine golf with other forms of waterfront or coastal recreation. Miromar Lakes adds substantial freshwater lake living, Windstar includes a Naples Bay and marina component, while Bonita Bay, Pelican Landing, The Colony and West Bay Club incorporate coastal, river, bay or beach-oriented amenities.

Waterfront characteristics should be evaluated independently from golf membership. A golf-community address does not automatically establish private dock rights, marina ownership, boating access or beach-club privileges for every individual property.

Construction generation can materially affect value within the same community. Newer homes may provide contemporary floor plans, modern engineering, current impact protection, larger outdoor living areas, upgraded electrical capacity and newer mechanical systems.
