Recent Savanna sales demonstrate a meaningful range of living areas and one- and two-story plans. That makes the neighborhood suitable for buyers with different needs, from seasonal ownership to full-time living and buyers who want additional guest, den or flexible space.

Because private pools are property-specific, buyers should not confuse an individual home's pool with a Pelican Marsh Foundation resident pool. The Foundation's current public amenity list does not identify a community swimming pool.

Savanna residences can differ in their relationship to neighboring homes, landscaping and natural areas. Buyers should evaluate side-yard separation, rear sightlines, mature vegetation and the permanence of the setting behind the residence.

Rear exposure can also influence afternoon sunlight, shade and the way the lanai is used. A home that receives stronger afternoon sun may suit one buyer, while another may prefer a more shaded outdoor environment.

Renovation Depth Matters

Savanna homes should be separated into more than simply "updated" and "not updated." New counters, flooring, paint and fixtures improve presentation, but they do not necessarily address larger ownership costs.

Buyers should investigate roof history, HVAC, plumbing, electrical components, water heaters, windows, doors, storm shutters or impact protection and outdoor equipment.

When major renovation has occurred, review available permits, neighborhood approvals, contractor records and warranties. Comprehensive improvements can materially change both ownership risk and resale appeal.

Roof, Storm Protection & Insurance

Roof age and opening protection are particularly important when comparing established Naples homes. Verify the installation date, permits and available wind-mitigation documentation rather than relying only on a seller's description.

Identify whether windows and doors are impact rated or protected by shutters and confirm garage-door protection. Property insurance should then be evaluated for the individual residence because underwriting can differ between nearby homes.

Neighborhood Maintenance Responsibilities

Recent Savanna property records show that neighborhood association services can include items such as lawn and landscape maintenance, irrigation-related services, management and other common expenses. Buyers should verify the current scope instead of assuming that every exterior responsibility is included.

Determine which landscaping, irrigation, pest, exterior, roof, driveway and structural obligations remain with the homeowner. Understanding that division is important when comparing Savanna with a conventional single-family neighborhood or a condominium.

Ownership comparison: Savanna offers detached-home living, but the cost comparison should include both the services provided through the neighborhood association and the exterior responsibilities that remain with the individual owner.

Savanna Architectural Review

The current Pelican Marsh Design Review Guidelines use the spelling Savanna and specifically include the neighborhood in the group of single-family communities whose modifications must comply with their current neighborhood covenants and other applicable recorded documents.

Buyers considering roofing, exterior painting, pool or lanai work, generators, landscape changes, driveway modifications or structural additions should obtain current Savanna governing documents and confirm the applicable approval process before relying on a proposed improvement.

Pelican Marsh Resident Amenities

Savanna homeowners are part of the Pelican Marsh residential community. Current Foundation amenities include eight lighted Har-Tru tennis courts, six lighted pickleball courts, three lighted regulation bocce courts, a fitness center with trainers and programming, spa services, social programming, a resident library/computer room and banquet and meeting rooms.

Pelican Marsh also contains 133 acres of nature preserves. Community infrastructure includes landscaped roads, sidewalks, lakes and water-management facilities administered through the Foundation and Community Development District according to their respective responsibilities.

These resident amenities are separate from membership in the private Pelican Marsh Golf Club.

Pelican Marsh Golf Club Membership

Purchasing a Savanna home does not automatically provide Pelican Marsh Golf Club membership. Real-estate ownership and private Club membership should be evaluated separately.

Pelican Marsh Golf Club currently states that residency is not required to join. Its public membership information identifies Golf and Social membership categories with different golf and Club privileges.

Buyers purchasing specifically for private golf should verify current membership availability, application procedures, initiation or capital obligations, dues, golf access, booking privileges and guest policies directly with the Club.

Association & Buyer Due Diligence

A Savanna purchase should include review of both the neighborhood association and Pelican Marsh master-community obligations. One advertised fee should not automatically be treated as the complete annual community cost.

Verify current fees, reserves, assessments, landscaping and irrigation services, architectural procedures, insurance responsibilities, rental rules, pet provisions, maintenance obligations and planned projects before closing.

Buying a Savanna Home

Start with recent Savanna sales whenever enough neighborhood transactions exist. Compare homes first by floor-plan scale, homesite setting, one- or two-story configuration and outdoor environment.

Then adjust for renovation depth, roof, storm protection, major systems, garage and association responsibilities. Avoid assuming that a simple neighborhood price-per-square-foot average explains the value of every Savanna residence.

If Savanna turnover is limited, expand carefully to other manageable detached-home neighborhoods within Pelican Marsh rather than mixing the analysis with coach-home condominiums or substantially larger custom-estate properties.

Selling a Savanna Home

Sellers should position a Savanna residence against the homes a realistic buyer would actually consider. Begin with floor plan, homesite, privacy and outdoor living, then adjust for renovation, roof, major systems and maintenance responsibilities.
