Island Cove at Pelican Marsh Homes for Sale
Detached Homes • Lakefront Settings • Screened Lanais • North Naples
Island Cove at Pelican Marsh is a small neighborhood of detached single-family homes within Pelican Marsh in North Naples. Residences combine their own entrances, attached garages and private outdoor areas with the broader recreation and community setting of Pelican Marsh.
Island Cove is particularly useful to buyers who want single-family privacy without necessarily moving into one of Pelican Marsh's much larger custom-estate neighborhoods. Homes can differ noticeably in living area, floor plan, lake exposure, pool configuration, renovation level, storm protection and rear orientation.
Lakefront Living in Island Cove
Lake frontage is one of Island Cove's defining real-estate features, but buyers should not assume that every water view carries the same value. Water width, shoreline position, fountains, vegetation, neighboring sightlines and the orientation of the residence can all change the experience.
Evaluate the lake from the principal living room, kitchen, primary bedroom and lanai—not only from listing photographs. A wider, more open water view can compete differently from a narrower or more landscaped rear setting even when two residences are similar in size.
What Most Influences Island Cove Value?
A Manageable Detached-Home Scale
Island Cove provides a useful middle ground for buyers who want a driveway, attached garage, private entry and their own outdoor area but do not require a large estate residence or oversized homesite.
That scale can work well for seasonal ownership, downsizing or year-round living. Buyers should nevertheless compare the actual interior configuration because similarly sized residences can function differently.
Floor Plans That Live Differently
Island Cove residences include both one-story and larger two-story configurations. Individual homes may include dens, lofts, guest rooms, formal dining spaces, high ceilings, screened lanais and flexible gathering areas.
Compare bedroom separation, kitchen circulation, ceiling volume, natural light, storage, garage depth, laundry location and access to outdoor living areas rather than relying only on total square footage.
Outdoor Living, Pools & Lanais
Screened lanais are an important part of Island Cove living, and select homes also include private pools and spas. Outdoor spaces should be treated as part of the residence rather than as secondary amenities.
Where a private pool or spa exists, review surface condition, tile, heater, pumps, automation, enclosure condition, deck surfaces and drainage. Also consider covered seating, landscaping, shade and how effectively the enclosure preserves the lake view.
Rear Exposure & Outdoor Comfort
Rear orientation affects afternoon sun, shade and the way outdoor space is used. Western or southwestern settings may appeal to sunset-oriented buyers, while other exposures can provide greater shade during the afternoon.
Buyers should evaluate the property at the time of day they are most likely to use the lanai. Exposure should be considered together with the lake setting rather than as an isolated feature.
Renovation vs. Cosmetic Updating
Updated kitchens, baths, flooring and lighting can materially improve presentation, but visible finishes do not reveal the entire ownership picture.
Review roof history, HVAC systems, plumbing, electrical components, water heaters, windows, exterior doors, shutters or impact protection, garage-door protection and outdoor equipment.
For substantially renovated homes, request available permits, association approvals, contractor records and warranties. A home with comprehensive improvements can represent a very different future ownership profile from one with mostly cosmetic updates.
Roof, Storm Protection & Insurance
Roof age and opening protection can affect both future capital costs and insurance. Buyers should verify available roof permits, installation history, wind-mitigation documentation and the type of protection provided for windows, doors and garage openings.
Property insurance should be evaluated for the specific Island Cove residence rather than estimated from another home. Construction characteristics, roof condition, storm protection and prior improvements can affect underwriting.
Landscaping, Irrigation & Drainage
Mature landscaping contributes to Island Cove's established appearance and can create privacy between neighboring residences. Buyers should also review irrigation, drainage, large trees, roots, roof proximity and the effect of vegetation on the lake view.
On a waterfront homesite, landscaping should strike a useful balance between privacy and preserving the permanent rear setting.
Island Cove Architectural Review
The current Pelican Marsh Design Review Guidelines specifically include Island Cove among the single-family neighborhoods whose modifications must comply with their existing neighborhood covenants and other applicable recorded documents.
Buyers planning roofing, exterior painting, pool or lanai changes, generators, landscaping, driveway work, structural additions or other visible improvements should obtain current Island Cove documents and verify the applicable review process before assuming a proposed project can be completed.
Pelican Marsh Resident Amenities
Island Cove homeowners are part of the broader Pelican Marsh residential community. Current Foundation amenities include eight lighted Har-Tru tennis courts, six lighted pickleball courts, three lighted regulation bocce courts, a fitness center with equipment and programming, spa services, social activities, a resident library/computer room and banquet and meeting rooms.
Pelican Marsh also contains 133 acres of nature preserves. Community infrastructure includes landscaped roads, sidewalks, lakes and water-management facilities administered through the Foundation and Community Development District according to their respective responsibilities.
These residential amenities should be distinguished from the separately operated private Pelican Marsh Golf Club.
Pelican Marsh Golf Club Membership
Purchasing an Island Cove residence does not automatically establish Pelican Marsh Golf Club membership. Real-estate ownership and private Club membership should be evaluated separately.
Pelican Marsh Golf Club currently states that residency is not required to join. Its public membership information identifies separate Golf and Social membership categories.
Golf membership provides unlimited access to Club amenities including golf, dining and social privileges and currently offers earlier golf booking access. Social membership provides dining, social and practice-facility privileges with more limited golf access and shorter booking windows.
Buyers who consider private golf essential should independently confirm current membership availability, application procedures, initiation or capital obligations, annual dues, booking privileges, guest policies and other current terms directly with the Club.
Association & Ownership Due Diligence
An Island Cove purchase should include review of both neighborhood and Pelican Marsh master-community obligations. Do not assume that one advertised association amount represents the complete annual ownership expense.
Verify current fees, services, landscaping and irrigation responsibilities, reserves, assessments, architectural procedures, insurance obligations, rental provisions, pet rules, maintenance responsibilities and planned projects before closing.
Buying an Island Cove Home
Start with recent Island Cove transactions whenever enough same-neighborhood comparable sales exist. Give meaningful weight to lake position, view quality, rear exposure, floor plan, living area, outdoor environment and renovation level.
A permanent lake setting cannot be recreated through remodeling. Conversely, an exceptional homesite may still require an appropriate renovation budget if major systems or interior finishes are older.
If neighborhood turnover is limited, expand carefully to similar detached-home neighborhoods within Pelican Marsh rather than blending Island Cove with coach-home condominiums or large custom estates.
Selling an Island Cove Home
Island Cove sellers should identify the homes a realistic buyer would consider as alternatives. Begin with lake setting, floor plan and rear exposure, then adjust for pool or lanai improvements, garage, renovation, roof, storm protection and major systems.
The Pelican Marsh Market Report provides useful changing inventory and sales context, but broad development-wide averages should not replace an Island Cove-specific comparable-sale analysis.

Property availability, MLS status, prices, views, private pool availability, association fees, maintenance responsibilities, reserves, assessments, architectural requirements, insurance obligations, rental provisions, pet rules, Club membership categories, membership availability, initiation requirements, dues, golf privileges and individual property features may change. Buyers and sellers should verify material property, association, insurance and Club information through current MLS records, governing documents and appropriate qualified professionals.
