Pelican Marsh Resident Amenities
Timarron homeowners are part of the broader Pelican Marsh residential community. Current Foundation amenities include eight lighted Har-Tru tennis courts, six lighted pickleball courts, three lighted regulation bocce courts, a fitness center with equipment, trainers and exercise programs, spa services, social programming, a resident library/computer room and banquet and meeting rooms.
Pelican Marsh also includes mature landscaping, sidewalks, lakes, water-management facilities and preserved natural areas administered through the community's Foundation and Community Development District.
These residential amenities are separate from the private Pelican Marsh Golf Club.
Pelican Marsh Golf Club Membership
Purchasing a Timarron residence does not automatically establish membership in Pelican Marsh Golf Club. Home ownership and private Club membership should be evaluated independently.
Pelican Marsh Golf Club currently states that residency is not required to join. Its public membership information identifies Golf and Social membership categories.
Golf membership provides unlimited access to Club amenities including golf, dining and social privileges together with earlier golf-booking access. Social membership includes dining, social and practice-facility privileges with more limited golf access and shorter booking windows.
Buyers for whom private golf is important should independently verify current membership availability, application procedures, initiation or capital requirements, dues, booking privileges, guest policies and other current terms directly with the Club.
Association & Ownership Due Diligence
Timarron ownership should be evaluated at both the neighborhood and Pelican Marsh master-community levels. Do not assume that one advertised HOA amount represents the complete annual community expense.
Verify current master and neighborhood fees, landscaping responsibilities, irrigation, reserves, assessments, exterior maintenance, architectural procedures, insurance obligations, rental provisions, pet rules and planned projects before closing.
Buying a Timarron Home
Begin with recent Timarron transactions whenever enough meaningful comparable sales exist. Because the neighborhood contains recurring floor-plan families, same-plan sales can be useful—but only after adjustments for homesite, lake view, rear exposure, pool, renovation quality and major systems.
Permanent characteristics should receive substantial weight. A desirable lake setting or especially private homesite cannot be reproduced through interior remodeling, while older finishes can often be changed.
When neighborhood turnover is limited, expand carefully to similar detached-home or villa-style neighborhoods within Pelican Marsh rather than blending Timarron with coach-home condominiums or large custom estates.
