Tower Residences
Most Brittany properties are within the high-rise. Floor, stack, living area, balcony orientation and renovation can materially affect value even when two residences have the same bedroom count.

Brittany at Park Shore is a luxury beachfront condominium community at 4021 Gulf Shore Boulevard North in Naples. Completed in 1996, Club Brittany combines a 21-floor Gulf-front high-rise containing 121 residences with six private villas positioned near the entrance to the property.
Brittany should be analyzed residence by residence rather than through one Park Shore average. Standard tower residences, substantially larger penthouses and the six villa properties represent different real-estate products with different floor plans, views, parking arrangements, outdoor spaces and comparable-sale requirements.
Brittany occupies a direct Gulf-front site between the Gulf of Mexico and Venetian Bay. Its position gives many residences a combination of western Gulf sunsets and eastern Bay or Naples skyline views.
The property is unusual because it is not simply one repetitive condominium tower. The high-rise includes garden-level residences, conventional tower residences and penthouses, while six private villas create another ownership category near the entrance.
Most Brittany properties are within the high-rise. Floor, stack, living area, balcony orientation and renovation can materially affect value even when two residences have the same bedroom count.
The building's penthouses represent a separate estate-scale category with significantly larger floor plans, elevated Gulf and Bay views and residence-specific parking and outdoor-space characteristics.
Six private villas are positioned near the entrance to the property and provide a lower-rise alternative with private two-car garages, elevators and garden-oriented outdoor living.
Club Brittany's official property information identifies 121 residences within the high-rise. The tower is composed of three connected sections and reaches 21 floors.
Within the tower, residence size and position vary considerably. Buyers should identify the exact stack before comparing value because each stack establishes a different relationship with the Gulf, Venetian Bay, coastline and surrounding buildings.
Recorded living area should also be verified for the individual condominium rather than assumed from another Brittany sale. Remodels and enclosed outdoor areas can affect the current configuration of a residence.
Club Brittany identifies four garden residences within the tower collection. These properties provide a different relationship with the grounds and outdoor living than a high-floor residence.
Garden-level value should therefore be analyzed according to private outdoor area, landscaping, privacy, accessibility, interior size, renovation and parking rather than by applying a simple adjustment from a high-floor Gulf-view sale.
Club Brittany identifies three penthouse residences at the top of the tower. These properties belong to the estate-scale end of the Naples beachfront condominium market.
Current Brittany inventory demonstrates just how different the penthouse category can be from a conventional tower unit. Penthouse residences may provide substantially greater living area, larger terraces, panoramic Gulf-to-Bay views, private elevator arrival and additional parking.
A Brittany penthouse should therefore be compared first with another appropriate Brittany penthouse or a genuinely similar estate-scale Park Shore residence rather than with the building's smaller conventional units.
Brittany also includes six private villas near the gated entrance to the property. Club Brittany describes these homes as having private two-car garages, elevators and private outdoor garden spaces.
These villas should not be valued directly from tower sales. Their lower-rise design, garage arrangement, garden setting, floor plan and relationship to the beachfront amenities create a distinct ownership experience.
If a villa is offered for sale, begin with previous Brittany villa transactions before expanding to other Park Shore villa-style or low-density luxury properties.
Brittany's position between the Gulf and Venetian Bay allows many tower residences to capture more than one water orientation. Western exposures can emphasize Gulf sunsets, while eastern exposures can capture morning light over Venetian Bay and Naples.
Stack and floor should be considered together. Floor height can broaden the horizon and coastline perspective, but the exact stack determines which rooms receive the strongest Gulf, Bay, north or south views.
Buyers should inspect the outlook from the living room, kitchen, primary suite, guest areas and balconies instead of relying only on the phrase "water view."
Outdoor space is an important part of Brittany's beachfront lifestyle. Balcony and lanai orientation, usable depth, screening, privacy, wind exposure and connection with the principal interior rooms can all affect value.
Larger penthouse outdoor areas may provide an entirely different entertaining environment from a conventional tower balcony. Garden residences and villas should likewise be evaluated according to their private outdoor spaces rather than from high-rise balcony comparisons.
Club Brittany currently states that each tower residence has two deeded parking spaces, while the penthouses have three. The six villas have private two-car garages.
Even with that building-level framework, buyers should verify the exact parking spaces or garage associated with the subject property through title and condominium records.
Club Brittany identifies 26 privately owned cabanas around the pool-deck area. A cabana can add convenience and utility for a beachfront owner, but cabana ownership should be analyzed separately from the condominium itself.
Do not assume that every Brittany residence automatically includes a cabana. Buyers should verify whether a specific cabana is included, separately conveyed, independently owned or unavailable with the residence being considered.
Brittany was completed in the 1990s, so individual properties now represent different renovation generations. Current inventory demonstrates that some residences have undergone extensive contemporary redesign while others may retain earlier layouts and finishes.
Buyers should distinguish visible cosmetic upgrades from improvements to major systems and the underlying residence.
Club Brittany currently provides an extensive beachfront amenity environment designed for recreation, guests and full-time or seasonal living.
Club Brittany has its own direct Gulf beach access. This is fundamentally different from owning elsewhere in Park Shore and relying on a separate neighborhood beach-access program.
The property also connects with the Park Shore beachfront walking environment, allowing residents to walk or run along the Gulf-side pathway while remaining within the neighborhood's established coastal corridor.
Brittany's location between two waterfront environments is reflected in its shared outdoor spaces. The association currently provides both Gulf-side and Bay-side plaza decks.
The Gulf side emphasizes sunsets and the beach, while the Bay-side setting provides another outdoor gathering environment overlooking landscaping and the eastern side of the property.
Brittany is conveniently located near The Village Shops on Venetian Bay, giving residents access to waterfront dining, boutiques and services within the Park Shore area.
Waterside Shops, Artis—Naples, healthcare, restaurants and other central Naples destinations are also nearby, while Fifth Avenue South and Olde Naples remain accessible to the south.
Building condition and association finances are an important part of the value of every Brittany residence. Buyers should review the current association records rather than assuming that an attractive renovated interior answers all ownership questions.
Direct Gulf-front ownership makes association insurance, individual condominium coverage and storm protection meaningful parts of Brittany due diligence.
Buyers should review the current master policies, deductibles, flood information and residence-specific windows, sliding doors, shutters or other storm-protection systems.
Obtain insurance guidance for the exact property and purchaser. A previous owner's premium should not automatically be assumed to represent the coverage or cost available to a future owner.
Rental, pet, guest, vehicle and renovation rules can change over time. Current Club Brittany governing documents should therefore control over historical MLS remarks or older community descriptions.
Buyers considering renovation should verify contractor requirements, architectural approval, permitted work periods, elevator use, construction deposits, protection requirements and any seasonal limitations before creating a renovation schedule.
One Brittany price-per-square-foot figure cannot accurately describe every property in the community. A standard tower residence, large penthouse, garden residence and private villa can differ substantially in scale and ownership characteristics.
Begin with recent sales from the same Brittany property category. For tower residences, narrow further by stack and floor before adjusting for living area, views, outdoor space, parking, cabana ownership, renovation and association condition.
Penthouse comparisons may require carefully selected estate-scale Park Shore transactions when recent Brittany penthouse sales are limited. Villa valuations should remain separate from the tower.

Brittany does not currently have a separate permanent Agent4Naples market-report page. Use the Park Shore Waterfront Condos Market Report for broader beachfront market context and then narrow the analysis back to the correct Brittany property category.
The Park Shore report already places Brittany in the estate-scale Gulf-front segment, helping prevent large Brittany properties from being interpreted through averages dominated by smaller conventional beachfront condos.
Brittany sellers should identify the property's permanent characteristics first: tower residence, penthouse, garden residence or villa; stack; floor; recorded living area; Gulf and Venetian Bay exposure; outdoor space; parking or private garage; and cabana rights where applicable.
Major renovations should then be documented with permits, plans, invoices and association approvals where available. Completed association capital projects, reserve position and assessment status can also be relevant to sophisticated beachfront-condo buyers.
Buyers considering Brittany's larger residences and penthouses often compare other high-end Park Shore buildings. Begin with the exact building before expanding the comparable set.
