Majors Market Report

The Majors Market Report tracks current listings and recent sales within this double-gated luxury single-family neighborhood at Lely Resort. Majors was developed by Stock Development with recognizable floor plans, substantial private pool environments, three-car garages and premium lake, landscaped and Mustang Golf Course homesites.

Because the original Stock model strongly influences layout and living area, Majors valuation should begin with the closest floor-plan family rather than one neighborhood-wide price-per-square-foot average.

Best valuation sequence: Stock Development model → courtyard or traditional layout → living area → lake, golf or landscaped homesite → rear exposure → pool, spa and outdoor living → three-car garage → roof and storm protection → renovation and mechanical systems → Players Club obligations → recent Majors comparable sales.

Start With the Stock Development Model

Majors contains a recognizable collection of Stock Development designs, including Scottsdale, Monterey, Pinehurst, Seapines, Muirfield, Ponte Vedra, Harbourtown and other substantial floor plans. Identifying the original model helps buyers and sellers distinguish builder-designed features from later renovations.

The dedicated Majors Floor Plans guide can be used to compare original room arrangements, bedroom configurations, garages, courtyard designs, guest accommodations and outdoor living.

Courtyard vs. Traditional Layouts

Majors includes both traditional rear-lanai homes and courtyard designs. Those layouts can attract different buyers and should not automatically be valued together simply because their living areas are similar.

Courtyard homes may include a private central pool environment and separate guest cabana, while traditional plans may place the principal pool and lanai behind the residence to emphasize a lake or golf-course view. Privacy, sunlight, guest separation and the relationship between indoor and outdoor spaces should all be considered.

Lake & Mustang Golf Homesites

Permanent homesite characteristics can materially influence Majors value. Golf-oriented properties should be compared by fairway position, tee or green proximity, cart-path location, golfer activity and landscaping rather than using a generic “golf view” adjustment.

Lake homes should be compared by water width, fountain placement, rear exposure and neighboring sightlines. Some residences combine a lake with Mustang Golf Course scenery, providing additional visual depth and separation.

Rear Exposure, Pool & Outdoor Living

Private pools, spas and screened lanais are defining Majors features. Compare pool surface, heating equipment, automation, spa systems, decking, screen enclosure, covered seating, outdoor kitchen and landscaping rather than simply recording whether a pool is present.

Rear exposure also matters. Southern and southeast orientations may provide strong daylight, eastern pools can receive morning sun with more afternoon shade, while western orientations may appeal to buyers seeking evening light and sunsets.

Three-Car Garages

Three-car garages are one of Majors' distinguishing features and should be included in valuation rather than treated as incidental. Buyers should compare bay dimensions, storage cabinetry, flooring, garage-door condition and any electrical or EV-charging improvements.

Roof, Storm Protection & Major Systems

Majors homes were built primarily in the mid-2000s, so major-system condition now varies significantly from property to property. Review roof replacement dates and permits, HVAC equipment, water heaters, pool systems, electrical components and other significant capital improvements.

Storm protection should also be verified individually. Residences may use impact-resistant windows and doors, shutters, electric roll-down systems, storm screens or combinations of those methods. Front doors, sliding glass doors, lanai openings and garage doors should all be considered.

Renovated vs. Original Homes

Majors resale inventory now ranges from relatively original Stock Development finishes to comprehensively renovated luxury homes. Kitchens, bathrooms, flooring, cabinetry, lighting, fireplaces and outdoor spaces can vary considerably even between identical models.

Permanent homesite quality and major capital improvements should be evaluated separately from cosmetic renovation. A broad lake-and-golf view, newer roof or extensive storm protection can affect market position differently from interior design selections.

Players Club & Golf

Majors is currently classified as an Amenities Covenant neighborhood within Lely Resort, making membership in The Players Club & Spa a required ownership consideration. Buyers should verify current membership deposits, dues, charges, privileges and transfer procedures for the specific transaction.

Players Club membership is separate from private golf membership. A Majors home overlooking Mustang Golf Course does not automatically convey private golf membership. Current golf access and any private membership opportunity should be verified independently.

Use the Live Market Report Below

The RealGeeks tables below update as Majors homes are listed, repriced, placed under contract and sold. The current native report is correctly focused on Majors, providing useful neighborhood-level market activity.

Do not apply the displayed average directly to every residence. Begin with the closest Stock model or similar floor-plan category, then adjust for courtyard versus traditional design, homesite, lake or golf setting, rear exposure, pool, garage, renovation, roof, storm protection and major-system condition.
