Shadow Wood Market
Shadow Wood contains the broadest luxury range within The Brooks, from custom and estate residences to villas, carriage homes and condominiums.
Comparable sales should first be narrowed by exact neighborhood and property category. For detached homes, compare living area, lot, golf/lake/preserve exposure, rear exposure, pool, outdoor living, garage, construction generation and renovation.
Golf membership is separate from residential ownership, so any transferable, immediate or priority Club opportunity advertised with an individual property should be independently verified and treated as property-specific.
Copperleaf Market
Copperleaf should be analyzed as a bundled-golf community. Residential purchases carry a materially different Club relationship from Shadow Wood, so association and Club obligations form part of the overall ownership comparison.
Separate single-family homes from carriage residences. Within each category, compare living area, floor plan, golf or lake position, rear exposure, garage, renovation and recent sales of genuinely competing properties.
Spring Run Market
Spring Run is also a bundled-golf community, but its residential mix differs from Copperleaf. The community includes detached single-family homes, attached villas, carriage homes and garden condominiums.
A detached Spring Run home should not be valued from condominium transactions merely because the properties share the same community. First identify the residential category, then compare floor plan, living area, golf/lake position, garage, outdoor living, renovation and association obligations.
Lighthouse Bay Market
Lighthouse Bay is fundamentally different from the golf-oriented Brooks markets. Its residential inventory is centered around a low-density lakefront environment with multiple condominium and attached-housing associations.
Buyers and sellers should compare exact association, residence type, floor or unit position, lake exposure, garage arrangement, interior renovation, reserves, insurance responsibility, assessments and planned capital projects.
Association costs and what those payments include may vary, so current documents are more useful than assumptions based upon an older sale in a different Lighthouse Bay association.
Pebble Pointe Market
Pebble Pointe is a later-generation gated single-family development within The Brooks master-plan area and should be separated from the older Brooks golf and condominium markets.
Valuation should focus on floor plan, living area, lot and view, rear exposure, pool and outdoor living, garage configuration, condition and recent Pebble Pointe or genuinely comparable newer-estate-home transactions.
How to Read Current Brooks Market Data
Current active listings show the alternatives available to buyers today. Pending sales help indicate which properties are attracting offers, while closed transactions provide the strongest evidence of prices buyers and sellers actually agreed upon.
Days on market and price reductions are useful only when the underlying properties are comparable. A long marketing period for a highly customized Shadow Wood estate should not automatically be applied to a Copperleaf carriage home or Lighthouse Bay condominium.
Likewise, a Brooks-wide median or average can move simply because the mix of properties for sale has changed. The number can be mathematically correct while being irrelevant to the value of a particular residence.

Shadow Wood is unbundled. Copperleaf and Spring Run use bundled structures. Buyers should verify current membership obligations, privileges, transfer rules and costs for the specific community and property being considered.
Do not compare purchase prices without also understanding the association and Club obligations attached to each residence.
Condominiums, Carriage Homes & Association Costs
For attached residences, the resale price is only part of the ownership analysis. Review the exact association, reserve funding, insurance structure, assessments, exterior maintenance, roof responsibility, rental provisions, pet rules and known capital projects.
This is particularly important when comparing Lighthouse Bay, Spring Run and Shadow Wood attached residences because similarly sized units can have different association structures and ownership responsibilities.
The Brooks Market Report for Sellers
Sellers should establish value within the correct market segment before comparing to a broad Brooks average.
Permanent characteristics such as neighborhood, property type, lot or building position, golf/lake/preserve exposure, rear exposure, living area and garage should be established first. Renovation, roof, impact protection, generator systems, HVAC, pools and interior finishes can then be layered onto the comparison.
A property positioned against the correct competing inventory is more useful than one priced from unrelated transactions elsewhere in The Brooks.
