Sussex Place Market Report
The Sussex Place Market Report tracks listings and recent sales within one of Lely Resort's smallest single-family neighborhoods. Sussex Place contains only 20 detached homes, primarily built during 2006–2007, with private pools, attached two-car garages and golf, lake, preserve and landscaped homesites.
Because turnover can be very limited, periods with no active inventory are normal. The best valuation starts with previous Sussex Place sales before expanding to carefully selected competing Lely Resort homes.
Best valuation sequence: floor plan → recorded living area → courtyard or conventional rear-pool design → golf, lake, combined or preserve homesite → rear exposure and lot privacy → pool and spa → guest casita where applicable → two-car garage → roof and storm protection → HVAC and major systems → renovation → HOA and required Players Club obligations → closest Sussex Place sales.
Floor Plan & Living Area
Sussex Place was developed with five original floor plans. Historical designs generally fall between approximately 2,225 and 2,668 square feet, although selected recorded configurations approach roughly 3,009 square feet.
Verify the actual residence, recorded living area and any permitted alterations. Courtyard homes and residences with guest-casita arrangements should not automatically be compared with conventional rear-pool plans.
Golf, Lake & Preserve Homesites
Permanent homesite quality can be one of the strongest value drivers. For golf-oriented residences, compare fairway position, tee or green proximity, cart paths, landscape buffers and exposure to active play.
Lake-and-golf homes can provide additional visual depth and separation. Preserve or landscaped properties may instead appeal to buyers seeking greater privacy around the pool and lanai.
Pool, Rear Exposure & Lot Privacy
Private pools and screened outdoor living are characteristic of Sussex Place. Compare spa, pool equipment, decking, screen enclosure, covered lanai, outdoor kitchen and the relationship between the pool and permanent view.
Rear exposure affects morning light, afternoon sun and sunset orientation. Lot width, side-yard separation, cul-de-sac position and mature landscaping can also create meaningful differences in privacy.
Roof, Storm Protection & Major Systems
With most homes dating from 2006–2007, capital-item history now matters. Review roof permits, HVAC, water heater, plumbing, electrical components, pool equipment and garage-door protection rather than comparing interiors alone.
Storm protection is property-specific. Verify impact-rated openings, shutters, motorized screens and protection for large sliders, courtyard doors, guest-casita openings and the lanai.
Required Players Club Membership
Sussex Place is an Amenities Covenant neighborhood, making membership in The Players Club & Spa part of the ownership structure.
Buyers should verify current deposits, dues, taxes, privileges and transfer procedures before purchasing. Players Club membership is also separate from private golf membership at The Classics Country Club; owning a Sussex Place golf-front home does not by itself establish private playing privileges.

The RealGeeks report below updates when Sussex Place properties are listed and sold. With only 20 homes, an empty active table or limited recent-sales sample should not be interpreted as a problem with the neighborhood.
When Sussex Place sales are limited, carefully selected Lely Resort single-family comparables can provide additional context, but adjustments should recognize neighborhood size, floor plan, homesite, Players Club obligations and permanent view.
