The Strand Market Report
The Strand Market Report tracks current listings and recent sales throughout The Strand in North Naples. The community contains condominiums, coach homes, villa-style residences and detached single-family homes across 14 residential neighborhoods.
Because these housing types compete in different resale markets, the overall statistics below should be treated as community context rather than a direct valuation for an individual property.
Best valuation sequence: exact neighborhood → property type → living area and floor plan → floor level or homesite → golf, lake or preserve view → rear exposure → garage and parking → lanai or private pool → renovation and major systems → association condition → Club membership obligations → closest comparable sales.
Start With the Exact Strand Neighborhood
The Strand's attached-residence markets include Clubside, Cypress Cove, Feather Sound, Grande Reserve, Pinnacle, Trophy Club, Turnberry Woods and Wedge Wood. These neighborhoods include condominiums and coach homes with different floor plans, garages, floor positions, association structures and view characteristics.
Ana's Place, Eden, Mango Cay, Preserve, Sawgrass and The Links comprise the villa and single-family side of the community. These properties should be analyzed more heavily by individual homesite, pool, garage, rear exposure and permanent golf, lake or preserve setting.
Condos & Coach Homes
For attached residences, begin with the exact neighborhood and floor-plan category. Compare first- versus upper-floor position, end-unit status, garage configuration, private elevator where present, lanai exposure, ceiling volume and permanent view.
Association due diligence should include current reserves, master insurance and deductibles, roof and exterior responsibilities, planned capital work, assessments and rental, pet and parking rules.
Villas & Single-Family Homes
For villas and detached homes, homesite quality becomes more important. Compare golf-hole relationship, lake width, preserve depth, rear exposure, neighboring sightlines and privacy before giving substantial weight to cosmetic interior differences.
Private pools, spas, covered lanais, outdoor kitchens and garage capacity can also create meaningful differences between similar-sized homes.
Golf, Lake & Preserve Views
The Strand contains three Gordon Lewis-designed nine-hole courses: Savannah, Sabal and Preserve. A generic “golf view” is therefore not specific enough for valuation.
Identify the exact course and relationship to tees, fairways, landing areas, greens, bunkers and cart paths. Lake-to-golf settings can offer greater visual depth, while preserve-oriented properties may provide additional privacy.
Renovation & Major Systems
The Strand is an established resale community, so similarly sized properties may now differ substantially in condition. Separate decorative updates from larger capital improvements.
Review roof history, HVAC, water heater, impact-rated windows and doors, shutters, lanai protection, private elevators where applicable, plumbing, electrical systems and pool equipment in addition to kitchens, bathrooms and flooring.
Club Membership Is Not Bundled Golf
The Strand should not be treated as a traditional bundled-golf community where unrestricted golf automatically transfers with every residence. The Club at The Strand maintains separate membership categories, including golf options for residents and non-residents.
Buyers should verify the membership associated with residential ownership and separately confirm current Golf or Sport availability, initiation requirements, dues, privileges and transfer procedures when golf is important to the purchase.
