Riverwalk deserves particularly careful property-by-property analysis because its real estate is not uniform. A direct Imperial River estate with a private dock and navigable Gulf access is a fundamentally different product from an interior pool home near Riverwalk Park.

Likewise, an improved custom residence should not be valued from the same framework as a vacant or redevelopment homesite simply because both are located within Riverwalk.
