Riverwalk Park, Estero Bay Park and Spring Creek Park provide boating, paddling, recreation, walking and nature-oriented resident amenities.
Bonita Bay's extensive internal trail network supports walking, cycling and access among community recreational areas.
Master-community ownership responsibilities should be reviewed separately from any neighborhood obligations and separately again from private Club membership.
Bonita Bay Club Membership Is Separate
An Ibis Cove home purchase does not automatically convey private Bonita Bay Club golf privileges.
Bonita Bay Club is a separate member-owned private club offering five golf courses, racquet sports, fitness, spa, dining and extensive member programming.
The West Club in Bonita Springs includes three Arthur Hills-designed courses, while the Naples Club includes two Tom Fazio-designed courses.
Bonita Bay Marina & Boating
Bonita Bay Marina is another separate component of the community. Current Bonita Bay information identifies a full-service marina with wet slips, dry storage, fueling and related marine services.
Marina services involve separate availability and fees. An Ibis Cove home should therefore not be marketed as automatically conveying a marina slip merely because the neighborhood is convenient to Bonita Bay's waterfront facilities.
Bonita Bay's Riverwalk Park also provides community boating and paddling access under current Community Association rules, but that recreational access is distinct from private dock ownership or marina storage.
How to Value an Ibis Cove Estate
Ibis Cove should not be valued using a broad Bonita Bay average. Bonita Bay includes small attached residences, villa neighborhoods, carriage homes, luxury high-rises and large custom estates that occupy completely different markets.
In a small custom-estate neighborhood, an older Ibis Cove sale with a comparable lot and residence may be more informative than a much newer sale from an unrelated Bonita Bay property type.
When the neighborhood itself does not provide enough relevant transactions, outside comparisons should come from estate communities where buyers realistically overlap in price range, residence size, homesite scale, construction generation and luxury profile.

These are buyer-market comparisons rather than automatic appraisal comparables. A comparable Ibis Cove sale with a similar lot, residence size and permanent view should normally receive greater valuation weight than an outside-neighborhood transaction chosen only because its sales price is similar.
