Bay View at Bonita Bay Condos for Sale

Bay View at Bonita Bay—also commonly styled Bayview—is a two-tower luxury condominium enclave along Island Pond Court in Bonita Springs. Bayview I at 4811 Island Pond Court was completed in the mid-1990s, followed by Bayview II at 4801 Island Pond Court. Together, the two buildings contain approximately 100 residences overlooking Estero Bay, the Gulf horizon, mangrove preserves and Bonita Bay's golf landscape.

Bay View should be analyzed differently from Bonita Bay's much taller later-generation towers. The buildings rise only about twelve stories, but their western preserve-edge location can provide remarkably broad water and sunset views while maintaining larger, estate-oriented floor plans.

Bayview I vs. Bayview II

Bayview I

Located at 4811 Island Pond Court, Bayview I was completed in 1994 and contains approximately 50 residences.

Bayview II

Located at 4801 Island Pond Court, Bayview II followed in 1996 and also contains approximately 50 residences.

The two buildings should not automatically be treated as one identical product. Residence plan, stack, floor, garage, terrace configuration, renovation and association-specific building condition should be evaluated within Bayview I or Bayview II first.

Large Three- & Four-Bedroom Residences

Original Bayview floor plans were designed at a scale uncommon among many Southwest Florida condominiums. Principal plans generally range from approximately 2,700 to 3,400 square feet under air, with three- and four-bedroom configurations represented.

Current property records also show substantially larger residences. Some homes have enclosed lanais, extensive alterations or other plan changes, while rare combined or unusually large residences can exceed 4,000 square feet.

Buyers should therefore rely on the current condominium documents, tax record and MLS living area for the specific residence rather than applying one historic size range to every Bay View property.

Floor Plan & Stack Matter

Bay View valuation begins with the exact floor plan and stack. End positions can provide broad wraparound exposures, while interior locations may emphasize direct western Estero Bay views or eastern golf views.

The largest residences deserve their own comparable category, particularly when they include four bedrooms, expanded living areas or extensive enclosed outdoor space.

Estero Bay, Gulf & Golf Views

Bay View's location is one of its strongest advantages. Western-facing residences look across mangrove preserves and Estero Bay toward Gulf horizons, creating sunset views that can remain expansive even though the buildings are shorter than several newer Bonita Bay towers.

Eastern exposures can overlook the Bay Island golf course, lakes and landscaped portions of Bonita Bay. Larger corner residences can capture both sunrise and sunset orientations.

Buyers should evaluate the actual sightline from the living room, primary suite and lanai rather than assuming every residence on the same floor has an equivalent view.

Screened Lanais & Outdoor Living

Large screened western lanais are central to many Bay View residences. Some homes also provide additional eastern balconies, allowing morning golf-course views and evening Estero Bay sunsets from opposite sides of the residence.

Outdoor living should be compared for orientation, depth, usable area, enclosure, shutters, flooring, wind exposure and whether previous owners incorporated formerly exterior space into the air-conditioned interior.

Private Enclosed Garages

Garage configuration is an important Bay View distinction. Residences can include private enclosed garage spaces rather than conventional open condominium parking.

Garage size varies materially. Current and historical listings show one-car, oversized and two-car private garage configurations, with select garages providing substantial additional storage.

Buyers should verify the exact garage conveyed with the condominium, including dimensions, vehicle capacity, legal designation, electrical service, storage use and current EV-charging rules.

Bay View valuation sequence: Bayview I or Bayview II → floor plan → stack → floor → Estero Bay/Gulf/golf exposure → lanai and balcony configuration → private garage → storage → renovation → storm protection → association condition → same-building comparable sales.

Upper Floors & Penthouse Positions

Upper-floor Bay View residences can provide broader Estero Bay and Gulf sightlines together with additional privacy and premium sunset exposure.

Top-floor properties may have characteristics not shared by standard residences, including different ceiling heights, window configurations, garages or outdoor spaces. These homes should be compared with other premium upper-floor transactions whenever possible.

Bay View Pool, Spa & Resident Amenities

Bayview I and Bayview II maintain building-level recreational facilities that include swimming pools and spas. Current resale information also identifies fitness facilities, social or community rooms, grilling areas and other resident gathering spaces.

Buyers should verify which amenities belong to the applicable Bayview association and review current operating schedules, guest rules and planned improvements.

Established High-Rise Due Diligence

Bay View's mid-1990s construction era makes building-condition review particularly important. Buyers should examine the current condominium budget, reserve funding, insurance, engineering reports, milestone or structural inspection information when applicable, meeting minutes and planned capital projects.

Important systems include roofs, exterior walls and glazing, elevators, balconies and lanais, garage structure, waterproofing, pool and spa systems, common mechanical equipment and fire-safety components.

Bayview I and Bayview II are separate associations, so work completed at one building should never automatically be assumed to have occurred at the other.

Recent Building Improvements

Individual Bay View associations have completed various improvement projects over time. Current Bayview II marketing, for example, identifies recent roof and exterior work.

That history can be useful during due diligence, but buyers should rely on current association records rather than a resale advertisement to determine project scope, warranties, payment status and remaining capital needs.

Renovated vs. Original Bay View Condos

Interior condition now varies significantly because the towers date to the 1990s. Some residences retain more original configurations while others have received substantial kitchen, bath, flooring, lighting, millwork and floor-plan renovations.

Buyers should separate cosmetic improvement from major systems. HVAC equipment, water heaters, electrical and plumbing components, windows, sliding doors and storm protection can have as much ownership significance as a remodeled kitchen.

Hurricane Protection

Storm-protection systems vary by residence. Current and past Bay View listings show combinations of electric shutters, manual protection and upgraded window or door systems.

Buyers should verify the exact protection for every opening and determine which exterior components are owner responsibilities versus association responsibilities.

Bay View vs. Bonita Bay's Taller Towers

Bay View offers a different ownership profile from Estancia , Horizons , Azure and the community's newer towers.

Bay View's appeal lies in its boutique 50-residence buildings, substantial interiors, private-garage configurations and preserve-edge Estero Bay setting rather than maximum tower height.

Construction generation, floor plan, view, terrace, garage and association condition should be adjusted carefully when comparing Bay View with another Bonita Bay building.

Bonita Bay Community Association

Purchasing a Bay View condominium automatically makes the owner a member of the Bonita Bay Community Association, which maintains the master community's common areas, roads, parks, lakes, storm-water systems and resident recreational amenities.

Community Association membership is part of property ownership. Private Bonita Bay Club membership and marina arrangements are separate.

Private Gulf-Front Beach

Bonita Bay homeowners receive access to the Community Association's private Gulf-front beach facility.

The current facility provides private resident parking, year-round shuttle service, chairs and lounges, umbrellas, grills, showers, restrooms and interior gathering space.

Bay View itself is not directly Gulf-front. The towers look west across the preserve and Estero Bay toward Gulf horizons, while the private resident beach is located separately on the Gulf shoreline.

Bonita Bay Club Membership Is Separate

Bay View ownership does not automatically convey membership in the private Bonita Bay Club.

Owners who want golf and expanded private-club sporting, wellness, dining or social privileges should verify current membership categories, availability, initiation requirements, dues and waiting conditions directly through the Club.

Bonita Bay Marina & Boating

Bonita Bay Marina is a separate resident-oriented boating facility on the Imperial River with direct access toward Estero Bay and Gulf waters.

Current Community Association information identifies wet slips, dry storage, launching, fueling and boat services, with additional fees applying.

Ownership of a Bay View condominium should not be interpreted as automatically conveying a particular wet slip or dry-storage space.

What Determines Bay View Condo Value?

Bay View should never be valued from one development-wide price-per-square-foot average.

A 2,700-square-foot interior residence, a remodeled 3,300-square-foot end unit with multiple lanais and a 4,000-plus-square-foot residence with an oversized private two-car garage compete in different segments.

The strongest analysis begins with Bayview I or Bayview II, then matches floor plan and stack before adjusting for floor level, Estero Bay and Gulf exposure, golf view, outdoor living, garage, storage, renovation, storm protection and association condition.

Bay View Condos for Sale

Bay View contains approximately 100 residences across two separate towers, so exact replacements can be limited—especially for large end units, upper-floor western residences, oversized private garages and extensively renovated properties.
