Why the Arbor Trace Average Can Be Misleading
A community-wide calculation can combine a small mid-rise condominium with a multi-thousand-square-foot Tower Pointe penthouse. Both are Arbor Trace real estate, but they do not compete for the same buyer and should not share the same primary comparable-sale analysis.
The same problem occurs when a lakefront villa is compared with a high-floor Tower Pointe residence.
