How to Read the TwinEagles Market Report

The live RealGeeks market tables below provide the current TwinEagles inventory and recent sold-property information. Those tables should be used for changing information such as asking prices, closed prices, price per square foot, days on market and individual property status.

Community-wide averages require additional interpretation because TwinEagles is not one uniform housing market. A Covent Garden coach home does not compete directly with a Wicklow or Wisteria detached residence, and neither should normally be valued against a custom estate in Sterling Hill, Glasgow, Hedgestone, Lochlomond or Strathmore.

Active Properties

Current listings show the competition buyers and sellers face today. Asking prices represent seller expectations rather than completed market value.

Recent Sales

Closed transactions provide stronger valuation evidence, but the most useful sales normally share the same property type, neighborhood and membership structure.

Price Per Square Foot

Price per square foot can provide useful context within a closely comparable group, but it should not replace analysis of homesite, view, condition, garage, membership and property type.

Custom Estate Homes

Glasgow, Hedgestone, Lochlomond, Sterling Hill and Strathmore make up specialized custom-estate segments where homesite rarity, architecture, builder quality, living area, garage capacity and outdoor living can become considerably more important than a community-wide average.

A large estate on an oversized golf-and-lake homesite should therefore be evaluated against other substantial custom properties whenever meaningful comparable sales are available rather than against smaller TwinEagles residences.

Deeded TwinEagles Club Membership

TwinEagles has an unusual membership structure that should be considered when comparing real estate. Each residence or homesite is deeded with a Club membership, and current TwinEagles Club information identifies Golf, Sports and Social membership categories.

The exact membership attached to a property can influence buyer demand, ownership costs and golf access. Buyers should therefore confirm the deeded membership category before assuming that two otherwise similar TwinEagles homes provide identical Club privileges.

Important: Membership categories, privileges, initiation requirements, dues, transfer procedures and other Club costs can change. Verify current information directly with The TwinEagles Club and through the transaction documents before relying upon membership terms.

Club membership should also be evaluated separately from the TwinEagles master homeowners association and any neighborhood or condominium association. These are distinct ownership obligations.

Talon and Eagle Golf Course Homes

TwinEagles provides 36 holes of private golf through the Talon and Eagle courses. For real-estate valuation, however, simply identifying a residence as a golf-course home is not enough.

Buyers should evaluate the specific relationship between the residence and the golf course, including proximity to tees, greens, landing areas, bunkers and cart paths. Golf exposure can provide attractive long-range scenery while also affecting privacy and activity behind the home.

Covered outdoor living should be considered separately from total screened-cage area. A deep roofed lanai with dining, seating and an outdoor kitchen can provide substantially more all-weather usability than a larger uncovered pool deck.
