Terrabella has a cohesive architectural character without making every home identical. Residences along Terranova Drive, Terrabella Court and Torrefino Court can differ significantly in living area, courtyard configuration, guest accommodations, garage capacity, rear exposure, view, renovation level and major-system condition.
Courtyard & Single-Family Living
Terrabella includes substantial detached residences that often place outdoor living at the center of the floor plan. In a courtyard design, the pool, covered seating and guest accommodations can become an integral part of how the home functions rather than simply an amenity behind the residence.
Buyers should evaluate the transition between the kitchen, family room, primary suite, guest rooms, courtyard and rear lanai. A well-designed courtyard can provide excellent guest privacy and entertaining space, while another buyer may prefer a more conventional rear-facing pool arrangement.

Terrabella owners are part of the broader Pelican Marsh residential community. The Pelican Marsh Foundation currently provides residents with eight lighted Har-Tru tennis courts, six lighted pickleball courts, three lighted bocce courts, a fitness center, spa services, social programs, a resident library/computer room and banquet and meeting facilities.
These Foundation amenities are distinct from the separately operated private Pelican Marsh Golf Club.
Pelican Marsh Golf Club Membership
Ownership in Terrabella does not automatically establish private Golf Club membership. Real-estate ownership and membership should be evaluated as separate decisions.
Pelican Marsh Golf Club currently offers Golf and Social membership categories and states that Pelican Marsh residency is not required to join. Golf membership provides broader golf access, while Social membership has a different level of golf privileges and booking access.
Buyers purchasing specifically for golf should verify current availability, joining requirements, initiation or capital obligations, annual dues, booking windows, waiting procedures and guest privileges directly with Pelican Marsh Golf Club before making the real-estate purchase contingent on Club access.
Buying a Terrabella Home
Start with recent Terrabella sales whenever enough genuinely comparable transactions exist. Compare similar courtyard or conventional layouts, living area, homesite, lake or golf relationship, rear exposure, pool design, guest accommodations, garage capacity and renovation level.
