Active Listings
Active properties show what buyers can purchase today, but asking prices represent seller expectations. Compare each listing's permanent characteristics before using it as evidence of value.
Pending Sales
Pending contracts can indicate current demand and pricing momentum, although the negotiated price generally is not known until the transaction closes.
Closed Sales
Recent closed sales provide the strongest evidence of what buyers actually paid. The best comparable is the most similar estate—not automatically the newest closing.
Price Per Square Foot

Classics Plantation Estates differs from a production-home neighborhood built around a narrow group of repeated models. Multiple luxury and custom builders created residences with different architectural styles, floor plans and construction specifications. Homes generally range from approximately 2,600 square feet to well above 5,000 square feet, with selected estates exceeding that scale.
That individuality makes the property's permanent characteristics especially important. A smaller courtyard residence with a private guest cabana can compete differently from a larger rear-pool estate overlooking both water and golf even when both share a Classics address.

Homesite quality can be one of the largest value differentiators in Classics. Compare golf position, lake width, preserve privacy, lot size and shape, neighboring sightlines and rear exposure rather than simply labeling two properties “golf homes.”
Golf-front estates should be evaluated for tee, fairway or green relationship, cart-path position, golfer activity and landscape screening. Properties combining lake and golf views may provide additional separation and visual depth, while preserve homesites can appeal to buyers prioritizing privacy and natural vegetation.
Pool, Outdoor Living & Garage
Private pools and substantial outdoor-living spaces are central to the Classics estate market. Compare the pool and spa, covered lanai, outdoor kitchen, screening, deck or pavers, equipment, rear exposure and relationship between the outdoor area and the permanent view.
Garage capacity also deserves direct comparison. Two-, three- and larger configurations can differ meaningfully in vehicle storage, golf-cart accommodation, workshop space and overall usefulness to a luxury-estate buyer.
