Ave Maria Real Estate Market Report

Ave Maria real estate encompasses several distinct markets rather than one uniform collection of homes. The master-planned community includes single-family residences, villas, condominium products, coach homes, active-adult properties, golf-oriented neighborhoods, Town Center residences, new construction and resale properties.

Because those categories differ substantially in size, ownership structure, club privileges, association obligations and buyer demand, a single Ave Maria average should not be used to estimate the value of an individual property.

Ave Maria valuation rule: identify the neighborhood and property category first. Then compare builder or floor plan, living area, homesite and view, construction generation, garage, pool or outdoor living, golf or club status, association structure, condition and the most relevant same-product sales.

Recommended comparison sequence:
Neighborhood → Property Type → Builder / Floor Plan → Living Area → Homesite or Unit Position → View → Garage & Outdoor Living → Golf / Club Status → New Construction or Resale → Condition → Comparable Sales

Choose the Correct Ave Maria Market Segment

For a more precise market analysis, use the dedicated report that matches the property being evaluated.

For detached residences, use the Ave Maria Single-Family Homes Market Report. For attached residences, use the Ave Maria Condos Market Report.

Why the Broad Ave Maria Average Can Be Misleading

A broad Ave Maria market report can include a compact attached residence and a multi-thousand-square-foot luxury home in the same calculation.

It can also combine conventional neighborhoods with Del Webb 55+ properties, The National golf-oriented properties, builder inventory and resale homes. Those residences may have different amenity programs, association structures, golf obligations and buyer profiles.

The overall Ave Maria average is therefore best used as an indication of total community activity rather than a direct valuation benchmark.

How to Read the Live Ave Maria Market Report

Active Properties

Active listings show the choices currently available to buyers, but asking price does not establish market value.

Begin by sorting the active inventory into the same category as the property under consideration. A Del Webb villa should be compared first with similar Del Webb properties, while a large Maple Ridge or other single-family residence should be compared with genuinely competing detached homes.

Pending Sales

Pending contracts can reveal which property categories are attracting buyers today. The final negotiated price may not become public until closing, but the listing history can still provide useful evidence.

Review original asking price, price reductions, time to contract and whether the pending property belongs to the same neighborhood and product category.

Recent Closed Sales

Closed transactions provide the strongest evidence of what buyers actually paid. However, the best comparable is not automatically the newest sale in Ave Maria.

A slightly older transaction involving the same builder, floor plan, neighborhood and homesite may provide substantially better evidence than a newer sale from a different property category.

Price Per Square Foot

Community-wide price per square foot should be treated cautiously.

It cannot account for differences in age restrictions, golf status, builder incentives, homesite quality, private pools, garages, association costs, lake and golf views, renovation or the difference between detached and condominium ownership.

Days on Market

Marketing periods can vary materially by price range, neighborhood and property type. One high-priced luxury home can remain available much longer than a smaller entry-level residence and materially increase the community-wide average.

Review the DOM of genuinely competing properties rather than assuming the overall Ave Maria number applies equally across the community.

Separate the Major Ave Maria Real Estate Markets

Single-Family Homes

Compare neighborhood, builder, floor plan, living area, lot, lake or preserve position, rear exposure, pool, garage, construction generation and condition.

Del Webb Naples

Treat Del Webb as a distinct 55+ active-adult market. Compare similar Del Webb floor plans while separately verifying age qualifications, amenity obligations and optional golf.

The National

Separate single-family homes, coach homes, Verandas and Terrace condominiums. Golf or social status, exact association and property style can materially change value and ownership cost.

Condos & Coach Homes

Compare exact association, floor plan, floor or building position, view, garage, parking, membership structure, association financial condition and recent same-product sales.

Single-Family Homes Need Their Own Comparable Set

Ave Maria contains numerous detached-home neighborhoods and a broad range of home sizes. A compact single-story residence and a large multi-generational or luxury home may share an Ave Maria mailing address while competing in completely different market segments.

Single-family valuation should consider:

  • exact neighborhood;
  • builder;
  • floor plan;
  • recorded living area;
  • bedroom and flex-room configuration;
  • lot size;
  • lake, preserve or golf position;
  • rear exposure;
  • garage capacity;
  • private pool and lanai;
  • construction year;
  • roof and major systems;
  • impact protection;
  • renovation;
  • current association obligations.

Use the Dedicated Single-Family Homes Report

Detached-home buyers and sellers should use the Ave Maria Single-Family Homes Market Report rather than relying solely on this broad community report.

That report removes condominium and coach-home activity from the primary analysis and allows the current single-family market to be interpreted more accurately.

Del Webb Naples Is a Separate 55+ Market

Del Webb Naples is an age-qualified 55+ active-adult neighborhood within Ave Maria. Its buyer profile, amenity structure and housing options differ from conventional non-age-restricted neighborhoods elsewhere in the community.

When valuing a Del Webb property, compare it first with similar Del Webb homes or villas.

Important variables include:

  • floor plan;
  • living area;
  • lake, preserve or golf view;
  • garage size;
  • private pool or outdoor living;
  • construction generation;
  • builder upgrades;
  • clubhouse and recreation obligations;
  • current age qualifications;
  • golf status.

Golf at Del Webb Is Optional

Golf should not be represented as automatically included with every Del Webb property. Buyers who want golf should verify the current membership structure, availability, dues and privileges separately from the purchase of the home.

Likewise, a buyer who does not intend to golf should determine which community expenses remain mandatory even without a golf membership.

The National Requires Product-by-Product Analysis

The National Golf & Country Club at Ave Maria includes multiple housing categories rather than one standardized residence type.

Depending on current MLS inventory, buyers may encounter:

  • single-family homes;
  • estate or executive-style residences;
  • coach homes;
  • Veranda residences;
  • Terrace condominiums.

Those products should not share one primary price-per-square-foot calculation.

Golf & Social Status Must Be Verified

Golf-related ownership terms can materially affect both purchase decisions and recurring costs.

Do not assume that every Ave Maria property has the same golf rights merely because the community contains golf courses.

For properties within The National or other golf-oriented areas, verify the current membership classification and exactly what transfers with the property.

Potential issues include:

  • golf versus social status;
  • membership transfer;
  • annual dues;
  • club assessments;
  • food-and-beverage obligations where applicable;
  • cart charges;
  • guest privileges;
  • tenant privileges;
  • current availability.

Golf-community rule: real-estate ownership, master-community amenities and golf membership are not automatically the same thing. Verify the current rights and obligations attached to the exact property before assigning a market premium.

Condos & Coach Homes Should Be Separated

Ave Maria's attached-residence market includes conventional condominiums, Verandas, coach homes and Town Center residences with materially different floor plans, garages, views, association structures and membership obligations.

Use the separate Ave Maria Condos Market Report for detailed attached-residence valuation.

That report separately addresses The National, The Residences at La Piazza, Del Webb and other relevant attached products instead of blending them into one condominium average.

New Construction Must Be Separated From Resale

Ave Maria continues to include new-construction opportunities alongside completed resale homes.

Builder inventory and private-owner resale properties should not be compared solely from the recorded purchase price.

A builder transaction may involve:

  • closing-cost incentives;
  • interest-rate incentives;
  • design-center credits;
  • upgrade packages;
  • lot premiums;
  • inventory-home discounts;
  • builder-paid expenses;
  • warranty coverage.

A resale property may instead include an established pool, mature landscaping, window treatments, custom closets, upgraded lighting, appliances, furnishings or other improvements that would cost a new-construction buyer additional money.

Compare the complete economic package rather than headline sale price alone.

Builder Inventory Versus To-Be-Built Homes

Completed inventory and to-be-built homes should also be distinguished.

A move-in-ready residence avoids construction time and may include already selected finishes. A to-be-built home may provide greater personalization but exposes the buyer to a different timeline, option process and construction-contract structure.

Verify current builder incentives and completion expectations directly rather than hard-coding them into an evergreen market report.

Lake, Preserve & Golf Views

Homesite and view can create meaningful value differences throughout Ave Maria.

Compare:

  • lake width;
  • distance to opposing homes;
  • preserve privacy;
  • golf-course position;
  • combined lake-and-golf views;
  • rear exposure;
  • road exposure;
  • future development nearby;
  • privacy from neighboring lanais and pools.

A generic MLS field such as “lake view” does not capture all of those differences.

Rear Exposure & Outdoor Living

Rear exposure influences sunlight, shade and the way a homeowner experiences the pool, lanai and rear yard.

Compare covered-lanai depth, pool orientation, cage or screen condition, outdoor kitchen, landscaping, view and privacy in addition to compass direction.

Private Pools Can Materially Affect Comparability

A completed private pool and screened lanai can represent a meaningful convenience and replacement-cost difference compared with a similar home without those features.

For pool properties, review:

  • pool size;
  • spa;
  • pool finish;
  • heater;
  • pump and equipment;
  • automation;
  • screen enclosure;
  • deck or pavers;
  • outdoor kitchen;
  • landscape privacy.

Garage Capacity & Storage

Garage configuration varies substantially across Ave Maria property types. A two-car garage, three-car garage, tandem space, coach-home garage and condominium carport do not provide the same utility.

Buyers should evaluate actual dimensions, storage, golf-cart space, electric-vehicle charging and other improvements rather than relying only on the advertised stall count.

Impact Glass & Storm Protection

Construction standards and owner improvements vary across neighborhoods and building generations.

Verify impact-resistant windows and doors, garage-door protection, shutters or other systems property by property.

In attached residences, also determine whether repair and replacement are the owner's responsibility or the association's.

Roof, HVAC & Major Systems

Resale homes should be compared on more than visible interior finishes.

Buyers should review:

  • roof age and warranty;
  • HVAC age;
  • water heater;
  • electrical system;
  • plumbing;
  • appliances;
  • pool equipment;
  • irrigation;
  • storm protection.

Two otherwise similar homes can have meaningfully different effective purchase costs when one has recently replaced major systems.

HOA, Condo & Club Costs Need to Be Unbundled

One Ave Maria property may be subject only to a master or neighborhood association, while another can involve several layers of condominium, neighborhood and club obligations.

Before comparing recurring costs, identify every applicable expense:

  • master-community fees;
  • neighborhood HOA assessments;
  • condominium assessments;
  • club dues;
  • golf expenses;
  • district assessments appearing on the tax bill;
  • insurance;
  • maintenance not covered by the association.

A higher association fee is not automatically worse if it includes services another property owner must purchase separately.

Association Financials Matter

For condominium, villa and maintenance-assisted products, buyers should review the financial condition of the specific association.

Due diligence may include:

  • operating budget;
  • reserve balances;
  • financial statements;
  • insurance;
  • deductibles;
  • meeting minutes;
  • special assessments;
  • planned capital projects;
  • maintenance responsibilities.

Insurance Should Be Property Specific

Insurance expense can differ by property type, roof, construction year, storm protection and whether an association maintains portions of the building.

Obtain property-specific insurance quotations before contractual deadlines rather than relying on the seller's existing premium or another Ave Maria property.

Rental Rules Vary by Neighborhood

Ave Maria attracts full-time residents, seasonal owners and investors, but rental rights should not be assumed to be uniform across the community.

Verify:

  • minimum lease terms;
  • maximum leases per year;
  • tenant approval;
  • occupancy restrictions;
  • age restrictions where applicable;
  • club privileges for tenants;
  • golf rights for tenants;
  • parking rules;
  • local licensing and tax requirements.

Town Center Proximity

Ave Maria's Town Center provides shopping, dining, community events and everyday services within the master-planned town.

Proximity can be particularly important for buyers seeking walkability or golf-cart convenience.

However, Town Center proximity should be evaluated as a lifestyle characteristic rather than assumed to create the same premium for every buyer.

Ave Maria Is an Inland Collier County Market

Ave Maria offers a very different location and value proposition from coastal Naples or Marco Island.

Buyers should evaluate their actual travel patterns, including work, medical care, airport use, Downtown Naples, Gulf beaches, boating and Marco Island.

A newer, larger residence in Ave Maria may offer substantially more space or community amenities for the purchase price than a coastal property, but location remains a fundamental part of the comparison.

What Ave Maria Buyers Should Compare

  • Neighborhood: identify the exact Ave Maria subdivision or association.
  • Property type: detached home, villa, condo, Veranda, coach home or another attached product.
  • Builder and floor plan: compare similar designs where possible.
  • Living area: verify recorded square footage and functionality.
  • Homesite or unit position: lake, preserve, golf, Town Center or interior setting.
  • Rear exposure: evaluate pool and lanai sunlight.
  • Garage: capacity, storage and golf-cart space.
  • Pool and outdoor living: condition and replacement cost.
  • New construction versus resale: account for incentives and completed improvements.
  • 55+ status: verify when considering Del Webb.
  • Golf status: confirm exact current rights and obligations.
  • Association structure: identify every layer of fees and maintenance responsibility.
  • Insurance: obtain property-specific quotations.
  • Comparable sales: prioritize the same neighborhood and property category.

What Ave Maria Sellers Should Know

A seller should not establish price simply by taking the average sale price or average price per square foot for all of Ave Maria.

Instead, document the features that identify the property's true competitive market:

  • neighborhood;
  • builder and floor plan;
  • property type;
  • living area;
  • lake, preserve or golf position;
  • rear exposure;
  • private pool;
  • garage capacity;
  • builder and owner upgrades;
  • roof and major-system improvements;
  • impact glass or storm protection;
  • club or golf status;
  • association expenses;
  • transferable warranties;
  • recent genuinely comparable sales.

When competing against new construction, sellers should also account for current builder incentives rather than comparing only the published base price of a new home.

Use the Live Ave Maria Data Below

The native RealGeeks tables below update as homes enter the market, prices change, contracts are accepted and transactions close.

This custom report intentionally does not hard-code current inventory counts, average prices, price per square foot or days on market. Those numbers can become outdated quickly and can be especially misleading when the underlying dataset combines different Ave Maria neighborhoods and property categories.

Use the live tables to identify activity, then narrow the comparison to the correct market segment.
