Artesia requires more careful market analysis than a neighborhood containing only one housing style. The 261-acre gated community contains 666 residences spread across multiple ownership and building types, from compact condominium homes to substantial detached residences exceeding 2,500 square feet. Comparing all of those properties through one average price per square foot can produce misleading conclusions.

Artesia contains one of the more diverse collections of housing styles among Naples gated non-golf communities. The Artesia Master Association identifies Cottage Homes, Original Villas, Grand Villas and Villas along with Carriage Homes, Coach Homes, Mansion residences and Village Homes. Detached single-family residences are also represented throughout the current resale market.

The result is a community where two properties with the same number of bedrooms may differ greatly in living area, ownership structure, garage size, exterior-maintenance responsibility, insurance requirements, outdoor living and association costs.

Detached & Grand Villa Homes

Larger residences can exceed 2,500 square feet and may include three or more bedrooms, private pools, multiple baths, large lanais and premium lake or preserve homesites.

Villa & Cottage Homes

Single-level and paired residences generally offer more manageable living areas, attached garages and varying levels of association-supported exterior maintenance.

Carriage & Coach Homes

These residences should be compared according to floor level, building position, garage arrangement, view and association structure rather than against detached-home sales.

Mansion & Village Condos

Smaller condominium residences can have a very different price-per-square-foot profile and ownership structure from Artesia's larger homes and villas.

Begin With the Correct Artesia Residence Type

The first step in evaluating an Artesia property is identifying its actual housing category. A Mansion condominium near the smaller end of the community's size range should not be valued from a 2,400-square-foot detached home simply because both share an Artesia address.

Likewise, a Carriage Home should be compared first with similar Carriage Homes, while a Grand Villa or detached Key Largo-style residence should be analyzed against larger properties with comparable living area and ownership characteristics.

The strongest valuation sequence is:

Artesia → residence type → floor plan or building configuration → living area → homesite and view → garage and outdoor living → renovations and condition.

Artesia Homes Currently for Sale

Current inventory can include smaller condominium residences, villas, carriage homes and larger single-family properties at the same time. For that reason, the overall Artesia average asking price should be treated only as broad community context.

A buyer should instead identify the homes that compete directly with the property under consideration and review their asking prices, pricing history, days on market, upgrades and homesite characteristics.

Recent Artesia Home Sales

Recently closed properties provide stronger evidence of present market value than asking prices when the homes are truly comparable.

Start with the same Artesia residence category and similar living area. Then compare bedroom configuration, bathrooms, garage, floor level or building position where applicable, lake or preserve view, rear exposure, lanai, private pool and level of renovation.

A sale becomes less useful as those differences increase.

Understanding Artesia Price Per Square Foot

Price per square foot can be helpful, but it should never be the only valuation method used in Artesia.

Smaller condominiums and villas can naturally produce a higher price per square foot because the value of the homesite, kitchen, garage, community amenities and other fixed features is distributed across fewer interior square feet.

Larger detached residences may have much higher total prices while showing lower price-per-square-foot figures.

The metric becomes considerably more useful after the data has been separated into the correct Artesia property type and similar size range.

Lakefront Artesia Homes

Water is an important part of the Artesia real estate market. The community contains more than 111 acres devoted to lakes and natural preserve areas, including the large central lake near the amenity campus.

A lake view should not receive one fixed dollar adjustment. Buyers should compare water width, fountain placement, shoreline shape, opposite-bank homes, landscaping, rear exposure and how much water is visible from the kitchen, living area, primary suite and lanai.

A broad sunset-oriented lakefront home may attract stronger demand than a narrow water view even when the two residences use similar floor plans.

Preserve-View Artesia Properties

Preserve-backed homes can provide a different form of premium homesite value. Natural vegetation may create privacy and separation without the opposite-bank development visible from some lake lots.

Preserve depth, neighboring sight lines, rear exposure and the perspective from the main outdoor-living area should all be compared.

For some buyers, a deep private preserve setting can be as desirable as open water.

Private Pools and Outdoor Living

Private pools appear primarily with larger Artesia residences, although they are not universal. Pool homes should be compared with similar pool properties whenever sufficient comparable sales exist.

Pool value depends on surface condition, spa integration, heating, automation, sun exposure, decking, screened enclosure, equipment age and the quality of the view beyond the pool.

Outdoor kitchens, covered lanais, courtyards, landscaped patios and other entertaining areas can also influence resale demand.

Garage Configuration

Attached two-car garages are common across numerous Artesia housing categories, including Cottage Homes, Original Villas, Grand Villas, Villas, Carriage Homes and Coach Homes.

Garage value still varies according to actual dimensions, storage systems, vehicle capacity, golf-cart or bicycle storage and garage-door improvements.

Condominium and attached-home buyers should also verify whether the garage is deeded, limited common element or otherwise governed by the applicable association documents.

Upper vs. Lower-Level Residences

Floor level matters in Artesia's Carriage and other multi-unit residential products.

Lower-level homes can appeal to buyers who want easier access and no interior stairs to the principal living space. Upper-level residences may provide greater privacy, broader views and no residence directly overhead.

Comparable sales should therefore reflect floor level whenever possible.

Renovated vs. Original Artesia Homes

Artesia is now an established resale community, and condition varies substantially from property to property.

Some homes retain much of their original interior design, while others have received updated kitchens, bathrooms, flooring, lighting, built-ins, custom closets, pool improvements, outdoor kitchens, impact protection or generators.

Buyers and sellers should separate cosmetic improvements from larger capital upgrades. A new roof, HVAC system, storm protection or pool equipment may affect ownership costs differently from cabinetry or decorative finishes.
